Lahat ng REITs quarterly dividend. Yung dividend yield for 1 year yun. Pag quarterly dividend, divide by 4 , hindi x4.

Depende sa goal mo kung bakit ka bibili ng REITs. Up to you kung gusto mo ibenta later on. Sa akin kasi buy and hold lang ako sa REITs para maka receive ng quarterly dividends, long term ako sa mga REiTs.

Depende sa iyo kung sino papaniwalaan mo, pwedeng iba iba maririnig mo depende kung sinong vlogger pinapanood mo. Basta ako , ang principle ko , stick ako sa mga natutunan ko sa Value Investing College, sa reliable sources like Investopedia, at sa mga investing books na nabasa ko written by Peter Lynch, Benjamin Graham, Phil Town, among others. Sa debt to equity ratio, conservative target based sa natutunan ko sa Value Investing College is below 50% or 0.50. However, the optimal DE ratio varies by industry, but it should not be above 200%. May mga companies na malakas sa Capital Expenditures to maintain and upgrade their assets kaya mas malaki utang nila above 100%. Check this article of Investopedia about D/E ratio. www.investopedia.com/ask/answers/040915/what-considered-good-net-debttoequity-ratio.asp Sa P/E ratio ang recommended ni Benjamin Graham sa book na Intelligent Investor P/E should not be more than 15x.
