Tim Johnson is my pastor. Our head usher at the church is Fred Stokes. Fred's a fantastic individual as well. I've had a few conversation with Art Monk since his son is a good friend of mine and runs the youth ministry at the church. Pastor Tim introduced me to Joe Gibbs at a luncheon not too long ago. Joe is first class al the way. Mighty men of God, that's for sure. (And to think, I grew up a Cowboys fan!)

I have a VERY high success rate, better than 50%. But that is because of the technique I use. From qualifying the lead, to using upfront agreements, to knowing what to say and how to say it and structuring win-win offers that sellers would be crazy not to accept. It's an art that has taken a very long time to master. I teach my mentees this art. It separates the truly successful investors from the ones that do OK but never fully knock it out of the park.

Wow, Phil. Thanks for this video. I already read the Bible on a yearly completion plan, but will add a chapter of proverbs nightly. I, also, expected you to list real estate investing books, but you gave a great reason why you did not. Furthermore, it totally makes sense that the best books are those that impact/ influence the real estate investor’s personal growth and development. Kudos to you for this informative list. Thanks.

That's the best advice he gave to read the bible every day I just watched a video that he mentioned know difference between signal and noise and he has signal he is for real and hope I can get in his apprentice program

Congratulation on making it to the league. That's a big deal. My pastor played ball. Won a national championship with JoePa at Penn State. All American his senior year. Went to the league. Played for the Redskins. Won a Super Bowl with Joe Gibbs. Got invited to the Pro Bowl a few times. One of his ministries now is counseling ex-NFL players. Apparently it can be a difficult transition for many. Great to hear you have a plan for your future after football. Real estate is where its at!

Some advice on the Tony Robbins one...get the audiobook. I had the choice and I picked the audiobook and I was able to listen to a little bit each time I was in my car and the material is just so much more powerful when you get the full impact of Tony's stories. Afterwards I went back and bought 3 more of his audiobooks.

Always check out the library...everything is free! All theses personal development books are there and if it's a decent size library they'll have an investment section with at least a couple shelves of real estate books! Some info is redundant, but you can grab at least 1 gem of info out of each book!! Audio books are there too!

Just applied to be one of your apprentices and am currently reading your book "How to be a Real Estate Investor". I've had two major dreams in my life, one was to make it to the NFL. That happened and only lasted a season due to injury. My second is to become a successful real estate investor. Hoping I get a chance to learn from you so that I can have longevity in real estate investing.

Ya, i'm sure. They definitely helped me get my first few cash-flowing properties. They gave me advice on how to protect them with LLC's, tax write-offs, leverage mixed with speed, etc.

Hello Phil, I thought that I might suggest a book that you could add if you haven't already in one of your other videos I haven't seen yet. Thought that you might add a book by Robert Green called "The 48 Laws of Power". It was such a great book and I feel about it like you do about the book "From Good to Great. It is always a book I keep coming back to because it has so many applicable historical examples that it really did change how I looked at the world. You deal with a ton of people in real estate and the teachings are so applicable. Maybe do a top 6?

Phil my inlaws are selling their home for much less with the condition that they remain lifetime tenants in the home. Is a lifetime estate the proper document for this? Any lawyer recommendations? They are in Miami, FL. Thanks in advance.

@@freedom_mentor The problem is that ther home is worth 480k but the t owe 392k that includes 70k in new ac unit impact windows and doors and solar panels which starting this November will increase their property tax bill to 9200 a year. Plus a 220k interest only refinance loan at 10.75%. This means their monthly payment starting in November will increase from $2250 to $3,000 which they can not afford. But the bigger issue is that they agreed to an as is contract with a lifetime tenancy stay but when I saw it they had already signed the contract and my concern is that the new buyer upon buying the home, can sell the house the next day and kick my inlaws out. That's why they need a lawyer they can trust quickly because the closing date is July 24th.

I just had a reflash of the early 1980's. The Bible is the ultimate book of life, But I remember reading "How to win friends" When my new parents, they were in Amway. Strangely in 2009 I was on a US merchant ship in Kobe Japan and walked right up to the Amway building! They were a great company, at least their products and theory were excellent! The other 3 books I want to read.

I really liked A students work for C students by Kiyosaki. It was good and it was free on you tube. Kiyosaki isn't perfect, but, I believe he speaks the truth. It's not about real estate investing though.

This 1 simple video changed my life. In 2014 I watched it, took your advice. However, I was only able to get through 4 of those books before the universe placed Rich Dad Poor dad in my hands. Before I knew what I was doing, I quit my job in Dubai, made a property investment, hired a mentor, started a business, got the right people around me, met Robert Kiyosaki, and made it happen. Thank you, Phil, for helping me write my story.

Proverbs was written by the wealthiest man ever to live. But he was wealthy only because God gave him wisdom! Seek wisdom and all the other stuff will follow. Phil is wise for putting the Bible at the top of a great list! Thanks for sharing!

Thank you for the book list. I find that building good habits builds a good foundation. I am glad you did not recommend up to date cutting edge real estate books because they dont grow the foundation needed for success in all areas of life.

I didn't read the bible or good to great. But I read how to win friend, awaken the giant within, and think and grow rich. Great books, helps you with people. But doesn't help you with real estate directly. In case anyone wants a heads up before buying these books and being annoyed it's not what you think.

Jarom Eubanks It has changed dramatically, in many ways, since its first edition. The original edition of the book, I would not have recommended to others. But this latest edition has cleaned up many of the problems so today's version is pretty good. Great list, it is very hard for me to understand the people who are so closed minded that they do not understand true value. Although I have these books and I now believe in reading from my tablet or borrowing from the library for 99% of my books. I just repurchased four of these books at a used book sale for fifty cents each.These are great books for any business person or business owner. Proverbs provides a great deal of basic. Think and Grow Rich is much more than a book on goal settings. How to Make Friends and Influence People, used to be required reading at the "phone company", New Jersey Bell. Awaken the Giant Within goes better with at least one attendance of an Anthony Robbins event. And where else can you get the understanding of great, not good businesses from a world class business consultant. In Good to Great, Jim Collins and his teams has done the research at let you read the results.

Watch this video: Personal Finance Wisdom You'll Hear No Where Else and then read the comments. Rich Dad Poor Dad has some great broad strokes points but actually has some completely incorrect points too. The most difficult part for beginners is to know the difference between signal and truth in that book.

People don't understand that the Bible can be referred to as a 'constitution' for any human being. Going against what is written in it, one may seem to have money, yet is under curse and is going through lots of troubles. For instance, nothing can change from learning dates in history- before Christ (B.C) and after Christ- A.D no matter people like Jesus Christ or they hate Him. It's written in the Proverbs 8: 17-19 "I love those who love me, and those who seek me find me. 18 With me are riches and honour, enduring wealth and prosperity. 19 My fruit is better than fine gold; what I yield surpasses choice silver".

Reading a chapter of Proverbs every night (and taking heed of the advice) can transform you into an extraordinary business person. There have been studies done on successful CEOs and the #1 book they recommend for someone to read on becoming a successful business person is the Bible. There is NOTHING unprofessional about this subject.

Shawn Davis (1) Many of the fathers of modern science were believers in a high power (Copernicus, Bacon, Kepler, Galileo, Descartes, Pascal, Newton, Boyle, Faraday, Mendel, Planck, to name a few). (2) When I lived in Nashville, my Pastor was Rice Broocks. Recently, his book, "God's Not Dead" was also turned into a movie. That book does a great job of debating this subject. To call someone an idiot for believing in a higher power ignores the fact that the argument for intelligent design is far more persuasive than that of a world without God. (3) My mentor used to say to people that acted like they were so intelligent, "If you're so smart, how come you're not rich?" So my hope is that you are a whole lot wealthier than me if you have the audacity to call me an idiot.

Shawn Davis I appreciate your correspondence. The 90% statistic is in accurate. Many modern scientist fully believe in a higher power, including the person who spearheaded the human genome project. If you read the book "God's Not Dead", and you could refute Rice's arguments, you would usurp the greatest athiest minds of our time, so I wish you the best of luck in that. Since I am certain there is a higher power and you are convinced that I am an idiot, let's agree to disagree. Meanwhile, if you follow my real estate advice, you'll be wiser than most other investors. But you are welcome to ignore it at your own financial peril.

Shawn Davis Forbes magazine did a study with CEOs and asked what they thought was the best business books of all time and the editors were shocked to find that the #1 choice Fortune 500 company CEOs cited was The Bible. I'm not alone in my advice.

Shawn Davis We might not all believe in a God, but that is besides the point. The Bible, specifically Proverbs, has some pretty solid advice on how to live as a smart, business person with good morals. You can argue that Jesus never existed, but you really cant argue that he was a terrible person that preached evil.
