We live in Summerlyn, which is close to Liberty Hill and it’s nuts, how the area is growing. Property prices have gone through the roof. Traffic and construction is horrendous.

Been here 5 years and the place was calm, quiet and sleepy back then. Today, it's anything but. Traffic is horrific, water is non-existent and the flow is not consistent and we have 99 percent fast food, a couple of "restaurants" and really no grocery stores except Dollar General and Parkers, neither of which cut it.

And we thought we hit the big time when we got DQ in 2018...little did we know. .. Moved here in 2008....I miss the quiet peaceful living....rush hour was when you saw more then 5 cars on 29 :(

The growth will most likely move up and down 35 and 183.

best place to live is like 100 miles or more from the nearest city, far enough away to avoid all the headaches, but close enough that u can go to if u want

I lived in Sundance Estates. Bronco Blvd. Lived there 8 years. After they built the sonic we sold and moved. Lol. We moved out there to get away front Leander growth and Cedar Park. But it just followed us.

@@LivinginAustinTexas512 Well spill the beans, sir! Or, *cough cough*, don’t spill the beans…I mean there are no beans! I just don’t know where to be, wife’s a hospital nursery lady who works nursery lady hours. I teach, stopped coaching recently because of time and money. Love of coaching “don’t pay the bills” these days. And to be with our 3 kids who are 7 , 5 and 5. Moving here 9 years ago, it was easy to have my kids with the community you know, the elementary across the street and 3 homes of neighbors who were like carpool but a home they could be at and vice versa. So 4 homes and a school, but, all gone. Fast too! Not that fast I suppose, social studies teacher who still stands for that announcement in the morning with his hand over his heart saw some laws being proposed that were foundational change just sitting written innocently LH was in my sights about 3 years ago. In those years I’ve seen change just from stalking the internet, i have no primary sources! I was beginning to question how will LH do this? I’d guess locals were fine with some people moving in , but from the home searches I see sooooo many homes in liberty hill now. Affordable too I suppose, fed rates not withstanding. They have communities being built, not just a few homes. Entire suburbs looked to carved out. Maybe it will be okay lol. Maybe it will not turn into Pflugerville, Hutton, Leander, manor, etc. But if one follows the same path as those before, one need not travel to ones destination. Sorry long post, but it weighs heavy I tells ya!

One thing i will say is that Liberty Hill has an excellent reputation for education bar none!

Well, the traffic is really bad and stoplights are going up on TX29 every 1000ft. County road 214 at 29 stoplights were set up by the intellectually challenged trolls at TXDOT. Lariat is the biggest clusterfork I have ever seen. No thought at all as to infrastructure. School taxes will keep going up since Texas schools must be state of art and over the top. Finally, it is a cultural and dining wasteland. Other than that, I love it here.

The outlying areas are growing faster in population than Austin proper. A more rural community is nice if it can stay rural. That never happens in still what is popular city and metro like Austin. The same thing happens many places in the U.S. I'm happy and lucky to have the choice to stay put in my north central Austin neighborhood. There's still growth here and there with more apartments, but by 6:30PM most of the traffic north central Austin is done. My neighborhood seems to be quiet and safe. People walk around after dinner and on the weekends. My hood is peaceful but not dead. I enjoy my shaded backyard with mature trees. I like being 15-20 mins from downtown and can enjoy some of the art and performance offerings at UT. I've lived 30 years now in Austin. Before that born, raised and 25+ years dealing with traffic and long commutes from the suburbs. Lots of changes in Austin, but I think much faster in the rural areas nn the edges of town. Liberty Hill was charming but once it started growing, that small town charm is ending pretty quickly. Suburban, strip mall, car dependent sprawling development is common all over the U.S. Not pedestrian or people oriented. The same ole same ole. I can take a 10-minute walk to a convenience store, pizza place, coffee joint and breakfast taco as well a a small park and rec center. If I lived in Roundrock or some other outlying place m. I'd be driving all the time and commuting to work and back would be exhausting. Not how I want to spend my time.

The company is Exflour Research Corporation. They want to build off of County Road 236. There are articles out there about them and I will look for a link to post here. They currently have a facility in Round Rock.

Liberty Hill is a great place to live! I love living here as well. Although, it is sad to see the county making moves to take land from people. Some of those families have had their land/properties for generations. Personally, not a fan of that happening to anyone, anywhere. We appreciate your comments!

Nice homes! We toured that community a while back. Easy access to one of the main roads in the area. It will have its own amenities plus access to the rest of Santa Rita Ranch. Is this city build for cars? Sounds like it. Most cities , especially TX are build for cars. Very short sighted vision

It is…there is a Metro Rail that runs from Austin to Leander that’s pretty close. I haven’t heard of any plans to expand that yet.

They are taking it through eminent domain. There is a process, but they make you sell it to them at “fair market value” at the end of the process.

I moved here from RR a few years after you did to escape the growth in that area. I thought we'd be good to go for a bit longer. It's hard to imagine how so much growth can occur in such a short time. Some love it, some don't, I can see both sides. Where would you go now?

Havent started the video yet but im going to tell you this. If you sell riverfront land to out of state buyers FOR F@CKS SAKE tell them what TX navigable waters are and the rights people have to them. Frankly im sick and tired of informing them while wading the Gabe.

They are extending the toll road past that intersection. On the corner, we’ve heard that it might be a medical facility, maybe a hospital. We haven’t gotten confirmation yet though. We will gladly let you know when we hear more.
