I absolutely agree on both parts. It really is a beautiful comunity. The village could be an amazing place if it wasn't so empty. Some great store owners there who I feel sorry for. Hopefully it changes as there is a good amount of development going on around the area

I know it is very high. Some builders do include the fee so you won’t have to pay it and it is transferable with change of ownership of the new home.

Very nice breakdown of the area! Do they only allow electric boat motors on the lake? Are there any other communities in the Las Vegas area that have any lake houses? We live on a lake in Michigan and are considering moving to warmer climate for retirement.
