The problem is that the building owners are leveraged heavily and now they have higher mortgage payments, so their response has to be to juice rentals. Were they to go bankrupt, the building would just be sold off to a different guy who would have the same problem and would have to continue to raise rents or start evicting and renovating in order to cover his mortgage.

Here in Edmonton I can rent the same apartment I rented in university in 2009 ( almost 15 years ago) for maybe $50 a month more and my house I bought in 2014 is worth about 50k less than what I paid for it. Am renting in Vancouver. They haven't painted or repaired walls in maybe 10 years. There is no renters advocacy the Landlord Tenant board is useless and favours the landlord.
