Brad this property is basically ready to move-in. And i totally agreed with you regarding a big big shower instead of a bathtub We have lived in many houses with bathtub or jacuzzi and we never used It just collects dust . Regarding a pool i prefer a very long lap pool. I totally love to swim !

Couple of years ago a builder in Texas told me we “had” to put a tub in the master bath. Really? It’s like fireplaces in homes in the South…. It throws off the whole room with odd wall sizes. Who is burning wood fires that often in the suburbs? There is nothing nicer than a shower the size of a jacuzzi tube! 🥳

I have some more already shot, just wanted to not flood the airwaves. One is two Apts sold together in a building in Prossedi south of Rome. Another is a single 1,000 Sq Ft apt that needs serious love for €39K asking also in Prossedi. Those will be on soon. Fun Fact: Italy shuts down for business for the second half of August. I’m very familiar with Tuscany and Umbria but not so much with Abruzzo. My one worry about Abruzzo is that it’s very active seismically. I think that’s part of the reason why the properties are so much cheaper in many towns have been abandoned. But I’m sure there’s a counterpoint to that. I’m hoping in the next two months to be able to tour in Abruzzo and I’ll know more. Thanks for watching and subscribing! - Brad

Nice house it's not your regular Italian but it's very nice and I would just buy the house then put a Nice Pool right in the area of that huge terrace thats a perfect place for a pool and you could see pool from the terrace above 😁👍✌️

For sure wouldn’t use the big pool. The cost to fix and then fill and keep clean!?! Crazy. I’d make it a duck pond. Who wants to walk five mins to get in pool. And then every time someone needs the can!?! Yikes.

It’s built into the cabinet that is behind Oly near the door. That’s how they do it here. Looks like a floor kitchen cabinet but is like a pretty full size fridge. Like 13 cubic feet +-

Beautiful property! But I think you are out of touch with folks that watch your channel. So One million euros for the house and pool. 10 percent tax then lawyers fees then real estate commission then what ever associated costs to outfit the house with furniture. Oh the baths need a bit if work. Two million net dollars.

I’m not out of touch…. I answer hundreds of emails a year. And try to answer most of my substantial comments or comment questions. I actually have lots of people that are interested in stuff in this price point, believe it or not. I think everything deserves to be shown. It’s not gonna be $2 million. The cadastral or appraised value on this is probably 200,000, you don’t pay 9% tax on the purchase price. The notary fee isn’t that much. The bathrooms are in fine shape but if you wanted to change them even if you completely took them to the wall it wouldn’t be more than €6000 each. I just did it four times in one apartment With the very newest fixtures. I have a lot of different people that watch my channel, I just had a couple visit me in my town in Tuscany here and they’re looking at 1 million Dollar place, I’ve also had people visit that want to spend less than €100,000 complete. I just toured six apartments that are less than $100,000 south of Rome in the last month some of those videos are already on. I even helped one of my viewers who couldn’t make it to the area do a walk-through on a €40,000 place, that video is on as well. Like I said in the description, things in Italy can be all over the board. I’m not even showing you the expensive places, they run from five to US$15 million! 😵‍💫😵‍💫

I would offer 10% below asking. So like €820.000. Transfer tax probably €20.000. Fees for agent and notary like €30.000. Fix up extra because it is nice in ready. I think all in for €910.000. Unless you want to add a new pool and turn old one into a duck pond. That pool is sooooo big not Useable.
