If I pay nearly $7M for a house, I expect to find everything finished, including the basement. There's only one powder room and one laundry room? I'd also expect it to include a home gym, a wine cellar, a bar, a media room, and an elevator. A septic tank - no public sewer? How far is this gem from the city center? It does appear to be close enough to have city water.

I can understand that about wanting the basement finished for that price. There's one main laundry room upstairs, then more laundry in the primary suite. A quick search of other homes on Lake Forrest and on cross streets reveals that they are all on septic, so yea, no city water there for some reason.

This house is amazing! I do wish the basement was finished for this price. I also wish the owner’s suit extended out more and had their own living room/ sitting area. Other than that if I had the funds I’ll be moving in there next 30days lol

Thank you for showing the house, it’s got a lot of nice features, both kitchens are beautiful. In terms of the smallest room, it can be for a live-in-maid or nanny. Basement has a lots of options, like gym, hobby room, music room, vine cellars, also it can have a space for presents-wrapping room (usually this supplies take a lots of space). Great tour !!!!

It is very nice but their is no bathroom outside for the pool. So people have to go inside wet to use a restroom? 5211 isn't quite as elaborate a back yard, but it does have a full bathroom out there!

I think with these new million dollar homes they always cheat you on the pool. I feel like the pool should be just as big as the house a party pool. They put regular home pools in a mansion house never looks right.

I'm madly in love with this house! I see no faults anywhere. I caught that you explained about leaving the sliders open without being bothered by bugs. 😊 I'll consider that a nod to me 😅! Opening shots are sharp and enticing. The primary looks large on camera, too. I liked the sound effect when you opened the shower in the primary, too. This builder definitely gets it. This is really a sweepstake prize better than HGTVs offerings. I'm sure their design division is top-notch. The small room off the bedroom would be my calm, peaceful space. Great for pouty teenagers. Any buyer should be excited to work with them to add to all of this fabulousness: design closets, shelving, hard flooring where desired, basement, pool house, gym, sauna, huge game room with theatre viweing and stadium/theater seating etc. Add balconies off the rooms overlooking the backyard instead of the roof. Your video skills did this justice and complimented all the special features. The smallest room upstairs can be a nursery or desigated study for the kids if another office isn't needed.

Hi Terrance! Thank you very much for all your lovely tours! You do a great job always! Love this home & size & yard & pool area. If I had the money I would love it. I’m not into wood colors or gold at all but maybe with the white it would be nice enough to stay but any gold color accents or lights or fixtures would have to go. I love the size & space & details & layout a lot. I need enough closet space & storage space which is non negotiable for me which it has which is great. The primary closets I’d probably just have hanging rods installed all the way around because I need hanging space then decide what else I need. The 5,000 ft basement I wished was finished out but because it’s not I’d probably put 4 or 5 more bedrooms & 2 or 3 full baths & have a gym,theater room & big family room. I am a musician & have a lot of music things,vinyls,guitars,keyboards,amps,CDs & music art stuff I could make room for finally. It’s great though if I had the money. I’m in Ct & disabled right now so can’t do it. Even if I or anyone could adding a few extra bedrooms to even rent out would help with mortgage & taxes on a house that size & cost I think. Thanks again for a great tour & at least allowing me & others to get ideas of what they would like if they could! My name is Kling.

Yes the basement finished for a lot of my music things as well as lots of other good storage & closet’s & entertainment spaces. I used to only like more modern places but now occasionally different designs if done really well. My favorite color scheme for most areas usually are whites…pure whites not off white because I think it looks old & a smoker lives there,lol. And greys & blacks. Chrome,silver or black fixtures & accents ,hardware & lights if needed to be installed. Maybe some room I would do like a purple or all black like a music or media room for fun but rest of it mainly whites,grays & black. Off whites,too much wood colors & gold accents make me feel trapped & cheap & nauseas,lol. I grew up in an 1810 built home that had 22 rooms & probably almost 5,000 sq ft so I like space. Right now I’m stuck in a 1,000 ft space that’s very annoying & claustrophobic because of unwanted health & financial reasons. Hopefully 🙏 one day I can make more to find something a lot better than where I am now though. A giant space like that would work great even with a few roommates to help could one day even be an option. Thanks again! Truly appreciate it & have a great week!

Beautiful home on the outside, primary bedroom small and the closets are small. For 7 mill I need the basement finished with a theater, a gym, a kitchen, a social area to watch the Super Bowl/Boxing etc. Also the home should be gated. I get somethings unfinished but to finish it should be within the 7 mill.

So, primary was a let down. Would have let that office space go and used that in the primary. Then unfinished closets..nope. I like I can do what I want with basement since get Atlanta home theater in there to do magic. Habe to figure out how to do an outdoor kitchen though in the bavk.

UNFORTUNATELY I live in the Midwest and even in the Ritzy Neighborhoods around the Chicago area U could buy a PLAIN 7,000 sqft. house, that looks just like this one; with an Nice fully Finished basement for about $1.5M . I Think that Whoever seeks to purchase this Home would obviously have more interests in the Land, 3 acres. On the subject of UNFINISHED BASEMENTS; I think what alot of these builders don't understand is that most people with that kind of money aren't that picky about basements. They just want it done when they move in. No matter what it looks like, they'll pay more Money for that already finished basement rather than suffer all that inconvenience and time wasted to have the basement finished after closing.

Thanks Robert! I've heard what kind of deals you can get on these type of homes outside of Atlanta and it always amazes me. From Chicagoland to Texas, there's a LOT of house for the money for those who have it to spend, no question. This home is in one of Atlanta's most prestigious neighborhoods and with that amount of land, homes like these command a nice premium no doubt! Looking at the sales history over the last year, there are a few sales that support their asking price. I think this builder having their own design studio makes selling the idea of finishing these spaces to suit easier. I get what you mean about having it done though. I do LOVE touring homes where the basements were finished. Thanks for watching man, and for taking the time to share your thoughts.

Very nice finishings. I love the pool design. However, I could be off base here and please tell me if I am but $784/sq ft seems pretty high. Considering the basement isn’t finished nor any closet. So I would pay 6.75 mil. Then have to either get my own design team or there design team to do my closets which could run an additional 30-40k. As well as get them to finish my basement for about another 200k. Doesn’t that seem a bit excessive?

Great Question! It's all relative to be honest. When I look at the comps in the MLS for properties that have sold over the last 12 months within a 1 mile radius of this one, I see homes like 440 Cochran Drive, built in 2016, that sold for $3.75M on 5,183 sqft, or $723/sqft, and that's on a partial unfinished basement. There's also 373 Lake Forrest Drive, built in 2017, that sold for $3.7M on 5,932 sqft, or $623/sqft, on an unfinished basement. Both of these properties sat on 0.6 acres of land. The one in the video is on a tad over 3 acres. Finally, another example is 4620 Powers Ferry Rd which sold for $5.5M on 6,970 sqft (though this one had a partially-finished basement adding 925 sqft of finished space in one big rec room), or $789/sqft. But, it only had 1 acre of land. So from a $/SQFT perspective, these are just some samples that support their price, especially with the 3 acres. Would it be NICE to have the house come with a finished basement and decked out closets? Absolutely. But is it excessive to not have those items? Not according to what people are paying in Chastain Park.

They looked like cracks in the concrete from settling or curing; they were all sealed up. I would hope that the builder addressed them adequately, but I would also expect a buyer to inspect them and pursue their own satisfaction.

I really like this house. I love the long driveway. I love the colors of the floors and the kitchen. I wish it had five car garage like the other house like this.. some light fixtures are a little dated. And my personal opinion is that this house cost way too much to have carpet in the upstairs the whole house should have wood floors carpet is cheap. Nobody uses carpet in 2024. With all du respect I would buy the house.

I would expect a working 3 stop elevator at this price point in addition to a finished exercise room in the basement. Finishing the basement would also hide all of the cracks in the foundation. Linen closets should have shelving. We are building our home and will not be putting carpet in anywhere. To each their own I guess.

An interesting home. Not in my price range, and I always watch these tours as a bit of a craftsman / long time ago trim carpenter….. but that slab in the basement…. Even the cracks sealed up… maybe it’s fine, maybe it happened after they started building or while the slab was curing …. But that is an issue. I will say at least the builder didn’t try to hide it with a finished floor. Disappointed that for the price, the closet are all completely empty. Seems like cabinet and closet fixtures should be included in the price, or a budget for them to be selected and installed.

It lacks perspective. Staging would help. The ceilings are really tall so it skews things a bit. The bedroom portion of the suite is a bit over 400sqft. The suite itself is at least 1000+ sqft with the closets, bathroom. There are definitely bigger than 400sqft primary bedrooms out there though, no question.

You didn't mention the porte-cochere... Is it possible to put some type of screening behind the sliding pocket glass doors to deter animals, pests, etc...This house is well designed and appointed, it didn't need the ARHAUS people....🙂

I don't see the point of having an elevator in a house like this unless the elevator is large enough to accomodate large and heavy furniture/items. I was surprised to find that elevators seem to be typically closet-sized affairs. When I heard that Prince was found unresponsive in his home elevator, I had imagined something like the utility elevators in hospitals.

I've seen a bunch in my career and some of them would invoke claustrophobia out of people who never had that fear prior to stepping into a barely shoulder-width size home elevator. But most are 3x4 or so

Bedrooms very underwhelming for that price point, have seen many homes half that price with bedroom closets way nicer. Beautiful property, but they definitely have to have a better WOW factor for the Primary Suite and Closet. Enjoyed the tour

@@TerenceRichardsonTours I absolutely loved the stunning footage captured by the drone, DJI Osmo Pocket, and the DJI mics. I'm a huge admirer of DJI products. Although the house looks great from the outside, I would have preferred a larger parcel of land at the back. With my passion for man caves, I see tremendous potential in the basement, even though it's not finished. The panoramic wall of windows is something that my wife adores, and I can envision many possibilities with the design. While I cherish my current home, I am determined to build again, and this time, I am aiming for a 3-5 acre lot.

The audio was a little challenging on this one because of the sound of the waterfall, so it sounds a bit muted as it tries to compensate for the environmental sound. The pocket 3 is generally awesome for these tours. I checked out your channel, saw your house tour. I love how the kitchen opens up into the 2-story great room. Seems like a great space. Building from scratch on 3-5 acres is something I would love to do too... Do you already have a house plan in mind? Thanks for watching~

@@TerenceRichardsonTours I haven't made any house plans yet. I've been in my current place for two years, and the real estate market has been quite unpredictable. I'm patiently waiting for some homes to become available within my price range. When I purchased my current house 2 years ago, the appraisal was low due to the lack of other homes in the same price range, which has made it difficult to make a move. However, the neighborhood is growing and will have 2700 homes once completed. I plan to reassess the market in about a year, and by then, I'll be ready to make my move. With a brand new Publix being built in the neighborhood and lake access. And so many amenities, I'm sure to sell when the market is right.

At this price point strange this was built as a spec home and not a client building this home. With a client this home could be built for probably half the listing price. The builder is asking for 100% margin on this home. House has been on the market for almost 2 years. Obvious the list price is incorrect.

They just recently finished it. It was listed from the get-go but wasn't completed. I guess we will see what happens to price if nobody snatches it up, but there are recent sales of similar $/sqft in the vicinity.

So the patio and the open door need a remote screened in section to make it worth the 7 million...and the basement needs finishing for 7 mill. Also, for full family gatherings...with disabled members in mind, you need like a stairs that with a push of a button can transition to a ramp. I never know why for moving or handicapped they don't design stairs on the sides with ramp in middle...even if younger owners, you can get hurt or have surgeries then not be able to move around house. If owners get disabled, they have to move. Or if you stay in the house for years, then you will get older and need those ramps and elevators. Another thing designers don't do ithink pragmatically. Cabinets to the ceiling are great, but why not build a small closed slot to be able to pull out a ladder to access those cabinets? Does not make sense. Who can reach those without a ladder?

The house could easily be adjusted to accommodate a mobility-challenged person. A ramp here/there and then the elevator wouldn't hurt. I like your idea for a purpose built concealed ladder. That's a good one.

Have a rail running along cabinet tops hidden by trim. Just have to open door and pull then you could just push along like ladders in a library.

TBH the entry way is underwelming it looks like a normal build. a nearly 7 million house should be breathtaking. The layout of this house is so standard and basic. It doesn't even look like a luxury home. This is a open floor plan for a mansion is never a good idea. Basic trimming, light fixtures, wood flooring. There should be crawford callings, wall panels, marble flooring on the first floor. The primary suite has small closets that are unfinished. This house is worth maybe at best 2 million.

I hear you. This is in Chastain Park and there are several sales with similar size, features and $/sqft. There are maybe less than a handful other locations the price would work. Everywhere else, it's a lower price. But that's real estate.

This for about 7 million is terrible. This house is worth at least 3 million. It looks cheaply made. I’ve seen better houses for 3 million. Houses are 2x-3x than what they’re actually worth. Sandy springs is a nice location, but 7 million in sandy springs for THIS? Yeah. No. I’m really hoping for a housing crash.

I can't understand why you would build a beautiful huge million dollar home and have some rinky-dink closets. Two closets in the master bedroom and both are not that large and one has a whole wall taken up by a window. They have lots of storage space and a tiny linen closet. With that unfinished basement and plenty of storage space there, take all that storage and dead space upstairs and give me bigger closets...🤷🏽♀️

Very nice finishings. I love the pool design. However, I could be off base here and please tell me if I am but $784/sq ft seems pretty high. Considering the basement isn’t finished nor any closet. So I would pay 6.75 mil. Then have to either get my own design team or there design team to do my closets which could run an additional 30-40k. As well as get them to finish my basement for about another 200k. Doesn’t that seem a bit excessive?

Great question! Short answer is that there's a precedent for it in Chastain Park. I'm looking at the comps and there are other homes that have sold recently for upward of $789/sqft, with less land.
