BTW: 9,000,000 (9 million) South African Rand = 469,232.91 United States Dollar. Update: I live in Montana. The median home price in Gallatin County (Bozeman, MT) sits just under $750,000 US and doesn't look half as nice or large (sq ft) as the 8.9+ Rand home. Such a home (8.9+ Rand) in America would sell for well over a million, especially in Montana. Truly, I anticipate moving to Africa someday.

I think achieving a balanced mix of affordable and market-rate homes/units should be the ultimate goal, but it's challenging to achieve such a balance in most markets these Days. Developers are in the business of making money. Unless the government incentivizes developers (tax credit, cheap land, less restrictive zoning codes) to build affordable units, I think it's fair that developers build what brings them profits like any other business owner would.

This estate started off well, offering reasonably priced living, but over the past few years, the prices have sky-rocketed ridiculously. How on earth is this home R9 million? The finishes are beautiful, but honestly they're nothing you can't find in many South African suburban homes that are being built or renovated today. Even after putting the location and security into consideration, that figure is still very high. It's a shame that real estate pricing isn't properly regulated, if at all.

Well, this estate has become very popular, I saw in the news that Midstream came third in the list of most popular areas to stay for upper middle class south africans behind Bryanston and Seapoint.

@@sbanda1909 The popularity of the estate was partly due to it being new builds in a family friendly setting that wasn't too expensive. That house does not have R9 million finishes. Homes in Bryanston (which is even more popular, more upscale) offer better value for money. For R9 million, Bryanston will give you a prestigious address, a huge backyard and high quality luxury finishes. This house in question doesn't quite do it. The material of the kitchen cabinets for example is subpar, the neighbours are in your face and the backyard is just a small patch of grass. It's just not worth the price tag. The backwoods of Centurion are nothing to write home about. I'm sorry.

This area that they are building must be about the tenth extension of the Midstream estates since it started in the mid 2000's and they now even generate their own electricity so they free from the unreliable grid.

@@sbanda1909 No, no it's basic English, brother. "Was" doesn't suggest that the estate's popularity waned over the years. It simply means I am acknowledging that it was popular even back when they broke ground and the collective estates were called Midrand Estates. It was very Afrikaans- skewed and it was an affordable secure alternative for them. Then as soon as it started becoming diverse because of it's reasonable price points, there was a massive change with even the land prices. I don't doubt its popularity at all. All I am saying is that the quality of many of the houses don't match these price tags of R7 million+. Especially this particular house. Sure, a popular estate can raise it's pricing, but the workmanship must also match it. This house is basic for that price, irrespective of how popular the estate is.

it is a brand new estate though, construction everywhere. i'd recommend doing a search on YT for video tours of other older estates within MIdstream Estates.

Developers really need to do better, as a South African im happy people think our houses are nice and i believe they are, BUT in that price bracket the house should have better finishes, the house screams 4,5,6 million BUT 9, A person who can afford 9 M they are now looking for elements of individuality and luxury . What's happening in CPT is the same thing happening in the States. It's all by design to make sure a certain group of people remain at the bottom. The object of the game is to KEEP us busy with fighting and hating each other. It's that old DIVIDE and CONQUER trick that's been used on 'us' for centuries all around this world. We have to realize who the real culprits are and who they aren't. When I say no to expatriates or digital nomads, I don't mean it in a hateful way. With expatriates (irrespective of their race) coming and living in SA, they make us South Africans the group that stays at the bottom though. When this happened in the US, how did it make you feel? What was your solution? It becomes an unfair playing field because expats arrive here with their Dollars and their Euros. We cannot compete with that. Are you saying because we are being divided, we should ignore that a house which clearly has no business being worth anything more than R4 million, actually costs R9 million, or are we allowed to be vocal about it? At the end of the day it's black South Africans that get the short end of the stick. You as an American, are not affected by this unfairness. Having black people living together is idyllic, but right now as things stand, it is not benefitting all black people. The idea should be beneficial to everyone.

Its not about the structure of the house. Value is attached to the land. Sandton, Midrand, Centurion and Pretoria East in Gauteng are fast becoming the new Clifton's (the most expensive neighbourhood in Cape Town) of Gauteng. That is why, left that part of Gauteng and opted for West Rand, Krugersdorp North, laid back, less crowded and modest amenities etc.
