So a couple really quick tips off the top of my head. Don't replace any of that carpet, just leave it. It will eventually get torn up anyway. After it does, replace it with some type of hard flooring. Floating laminate is decent for rentals, also vinyl planking is a nice alternative. As far as the baseboard heating... I would leave it all wired up and just shut off the breaker(s) for it. Maybe even wire up a separate breaker box for all of that and put it somewhere in which the tenants can flip the breakers on and use it, should the furnace go out. Because furnaces do go out occasionally, and generally they only go out on December 24th, at 10pm, lol. Keep the baseboard in a state that can be usable is my suggestion. It's a nice property. How about moving those kitchen cabinets higher to make more room for that microwave? Don't ever get rid of that stove, that's a very nice one and women especially will want to rent that place just because it has a nice kitchen. Cheers!

Keep the deck poles and hang market lights!

That looks like vinyl/aluminum siding - so I don't think the little holes are from carpenter bees or termites - but they look an awful lot like BB holes - as in shot by a BB gun. The deck poles could be used for hanging lights as someone else mentioned - but also maybe were for bird feeders grain type or even for hummingbirds.
