I am in the process of putting floor plans together to build a residential pole barn. Our concern right now is we want to have a basement. Is it possible to build a cinder block foundation with a subfloor and then build the barn on top of that? I appreciate any advice!

Barndominium: a live in structure with shop space to mimic a 'barn' in order to avoid being listed as a house or other structure that needs an additional water meter or will be taxed as a live in structure. Typically seen in rural areas and built without permits. Also cheaper in such a scenario. Now becoming a 'fashion trend' as a normal house replacement with all the baggage of permits, taxes, and cost. I only mention this, because when my Dad (who has been on various water boards in Texas for decades) first started seeing 'barndominiums', it was for someone to build a living structure for additional family to stay in, on a large acreage, where they did not want to fork out big bucks for a water meter. The local tax assessors all use drones to verify buildings on a property these days, and can figure out square footage from the roof size. What a lot of folks do is build a pole barn with just a roof, let it get on the rolls as a 'hay shed', and THEN build in walls, concrete floor, and turn it into a shop or 'barndominium'. It's all about avoiding taxes and thousands of dollars for extra water meters, where people don't have the cash flow and credit they did prior to the crash of 08'.

I would love to see you guys sit down with a loan officer or loan person over Bank. And go over the depreciation rate of a barndo, and the loan rate on a barndo, and is it what I've been finding up here in Leavenworth Kansas it's like borrowing the money to buy a mobile home or to buy a modular home. It's at a higher rate and the depreciation is just atrocious up here and Leavenworth. I mean I've seen people invest 300,000 to 500,000 in them and the minute they take the keys the city or the county appraises it at like 150 on the 300,000 one that I know. And the one that was a $500,000 investment. Appraised to a branch Bank 5 years later for $285,000. Could you answer some of those questions of what your experience has been maybe even in the next video? I really want to build one of these for 25 plus years. But I'm just scared half to death of taking $250,000 to $450,000 and turning it into $150,000 to $250,000.

@@AZDESERT2024 yeah well my house appraised for 215k to a loan officer and the county has it appraised for 185 k. But I was looking at building a $150,000 shop through Morton Buildings. I submitted my plans to the County Appraiser Kama and the loan office appraiser and the increased value what's about 35,000. That's me spending $150,000 in building my shop. That was basically like setting over $100,000 on fire and watching it burn up. That's why I was asking about this.

So basically it's like setting $100,000 on fire and watching it burn. And that's just not something I'm willing to do I'd rather just go buy a house with the shop already built let somebody else take that ass whooping on it. Just like I don't buy new cars.

Hi Josh, I absolutely love your videos. I loved barndos before your videos but i love them more after watching your videos... here in southern Louisiana we have alot companies and banks that will finance you but what about home insurance. I have always heard that it hard to get insured... i know foam insulation helps out with that but what insurance companies do u recommend?? Please advise...:) thanks

@@dc4334I got the land, 2.7 acres along with some of the wooded area. It's within city limits so everything needs to be licensed. My original plans where to buy outside city limits so that I could develop the experience of building and the pride of having something built by my own without having to worry about city regulations. However given my limited finances and lack of experience this is a great option that has presented itself to me and as a result my plans have changed. The bank will definitely give me a builder's loan, the value of the property will continue to rise. Two years of payments and then the building loan. For the meantime landscaping alot of work and something I look forward to. I'm still open to every little bit of advice I can get. Thanks

One of the benefits of a Barndominiums or, a barn/shop with living quarters inside it, is to save money on property taxes. Build the barn first and get it appraised and then add your living quarters later.

Well, they do come around looking every couple years for assessment updating purposes. They keep notes and photos on file, and if they happen to discover unpermitted work, the owner may have to answer for it. They aren't authorized to enter buildings without first getting court orders, but they're authorized to walk around outside and peer into windows. And they might come knocking at your door if they have questions.

That depends on how many have sold in your area in the last few years. For example: If you live in an area where a handful of them have gone onto the market and sold in the last three years or so, those that have sold will be used as comparables to set a list price for yours if you decide to sell. But if next to no others have been sold in the last 5+ years? You're kind of up the creek unless you either want to sell it yourself (in which case it's recommended that you shell out the big bucks to get a figure from a licensed appraiser) and wait for an adventurous buyer, or find a real estate agent who's willing to list it, using regular homes as comparables to the best of his or her ability. (Side note: All appraisers and real estate agents are going to come to different figures because a few of their comparables will differ. Also, agents don't really have much, if any, training in doing appraisals. It is, more or less, learned on the job.)

You missed the point of the video lol. A Barndominium is a metal building converted to a house. Texas Best Construction builds all kinds of stuff and also barndominiums. The way barndominiums are built in Texas are different than northern states. This video was to clarify how Texas Best Construction builds/knows about Texas Barndominiums. Nothing to do with Erik that calls his company name Texas Barndominiums.

I'm sorry, but the video I just watched would have to fall into the category of, "well duhhh, captain obvious". I think we all know that if I wanted to buy a new Toyota Camry, it is going to cost less than a new Ferrari. What might be interesting, is to compare the Camry's price to the Honda Accord, or a Chevy Impala price. It might also be nice to get your opinion on why would anyone chose to buy one over the other - what are the advantages and disadvantages?

Everything you said is so very true! I thought we had come up with a relatively new idea. I also thought is was cheaper! Well I'm loosing my mind now. Bought a Pole Barn package 40'X72', had it dropped off 6 months ago and it rained 80% of the time since the delivery. I set all post an 90% of the perlins. Now it has sat at this point for 5 months. I thought I could frame it myself but I cant get the basics barn up!!! Still have to wrap in OSB, house wrap and tin. Any suggestions? Im on the outskirts of Birmingham, AL

I hear ya When I was asked the first time to build a barndominium and I asked them to explain I was like oh ok you want me to build you a custom metal home lol I started out in the late 80s building pole barns and pole barn homes and I made the transition to steel around 1996 1997 and haven't looked back

Fancy car or top of the line newest smart phone or the nicest clothes or paying the rent or electric bill or putting food on the table,maybe paying for child care etc etc. Once those basics are met then yes by all means save and put that extra money into play for the future. But as with any thing in life to each his own.

Good question. You can do research on the deed to determine if any restrictions on the land. Primarily if it is in the county you shouldn’t have any problems building a barndominium. If in the city you will have to go through the municipality approval process to determine if allowable.

Or no occupancy unless you just do it under radar but the roofs collapse all the time around here especially if ice builds up. Yeah Texans aren't professional fast talkers commonly known as scammers, we're just top notch fast working highly skilled slow talking honest craftsmen. No we don't usually fit in well with northern folks, our ways are very foreign to those folks.

Typically speaking on our builds you trade brick and mortar for efficiency with spray foam exterior walls and 2x6 stud framed exterior walls. Also the zip system for air tightness. These are not standard. Obviously it is all in what you are comparing it to and to the level of comfort that you want to build.

I’ve been lookin at pole barns for a while now. Prob around the past 5 years. On a 2000 square foot home going from 2x4 wood to 2x6 wood was only $2200 difference outside walls only. Inside walls were 2x4s. On a pole barn you can have your studs 4’ or even 8’ apart. If stick build they are 16” centers. Now on your pole barn if your studs are let say 4’ or 8’ apart you still need to run some kinda horizontal stud so you have something to hang your Sheetrock on. So you are only using 3pcs 8’ studs instead of around 15 studs for a 8 foot section of wall. That’s a big difference on that short of a wall. Hence a lot less material and a lot less labor. My grandfather used to build allot of these. Made a great living at it too. I tried to learn as much as I could from him as I was growing up but the good Lord took him from me. He is at peace now. No more pain. Anyway when I built houses in my younger years it took 5 of us to build a 2000 ish sq ft brick home about 3 months after the slab dried. That same house in a pole barn we finished in 2 to 3 weeks. Pole barns go up extremely fast. Holly cow they go up fast. You are looking at 1000s Of less man hours and $10,000s Of less dollars in material.

@@stgraves260 You want to hang sheetrock on 4 ft center studs ? Do you really think that is going to be rigid enough ? Sure you could do it, but the wall will have no strengh. It would move if you lean on it.

I am 63 and would love a smaller barndominium as my last home to share with my best friend in sort of a rural area outside DFW area. We are both older women and not able to do anything ourselves, except, perhaps paint. I don’t need high end finishes. If I have a little land, I’d love to raise a couple of goats and a few chickens. I want something with two masters with two walk in closets. Don’t mind sharing one very large bathroom. If there was room, maybe a small third bedroom for very occasional guests with a tiny conventional bath. Just my dream.

I feel bad for families buying $240k- 800k homes in the North Texas area.(Sorry can't explain to you why, just so many people cutting corners both in the paper work, and labor part that goes into building new homes) If your home has 'acme' stamp, maybe the one w two pointy G's facing each other on each of the bricks, or pieces of natural stone, don't worry about it you're safe and congratulations on your purchase of quality built home.

The metal shell replacement might not be too bad; it'll depend on which extremists the voters have chosen to dictate policy, though. If the foam insulation has adhered to the panels, it could get painful to remove them for replacement once they've rusted through in places. In that case there's the additional cost of re-foaming, which could get scary if finished inside walls have to be opened for access.

Lol thanks Eric. In all seriousness it’s not a new concept but there are a lot of fresh ideas now more than previous years. We are here to perfect and to preserve the concept. Anyone who is building barndominiums should be relatively happy about that.

lol these homes have gotten wild since i grew up in one back in the mid 90s ... my parents bought 200 acres and built quite literally a barndominium 😂 rectangle metal building with big shop doors in the middle of each end, one half side was finished out for living then a breezway in the middle and then the other side was tac room and horse stalls.

To clarify the statements here, barndominiums are cheaper.. They are not cheaper when you hire a general contractor because if they made it cheaper for you they would lose money. Just sub everything yourself and cut out the guy marking everything up.
