Nice! Totally turn-key! I agree about not wanting to spend tons of (precious) time renovating when something like this is available. Thanks, Brad!
@BradsWorldАй бұрын
Thanks for the back up! I hate to be Debbie downer, but I don’t think people realize how much time it takes to renovate here. My average project was about 9 to 10 months and nothing was that complicated. And nobody on earth has as much time as they think they do in my opinion…. If you’re into remodeling, it’s awesome. If you want to get on with life,but buy something already remodeled and put on your own personal touches is a good plan too. Thanks for a good comment!-Brad

Solid, secure, remodeled, lots of light and views. What more could one ask for, particularly at that price? Seriously, this is the way to go for a great life in Italy. Another great find, Brad. Bonus: we get to see the beautiful Olivia and Claudia. Grazie. Big thumbs up.

In addition... Thank you Claudia! This place perfect with great price for those of us with a US property that also must be kept up. Part of the special about these Italian homes is the history... and my when Brad opened the door to the upper room... it gave us everything one would desire. The area up above was the icing on the cake & how exciting to work in this area & create one more fantastic & historic type room... it’d has the historic side we all love!

Great place, and I love the surprise upstairs. Plus, a fantastic price. Used Google maps to see that the town has pretty much whatever you’d desire. Thumbs way up on this one.
@BradsWorldАй бұрын
Thanks, it is a pretty good deal! Plus, that’s a pretty great town to have that kind of access to. We went to an amazing mainly sushi restaurant in the neighboring town Isola del Liri. I’m here to tell you, their temp for a fried calamari was so phenomenal. I could’ve eaten three plates. And the sushi was top-notch. We had cocktails two big rolls plus the fried calamari and it was €70 out the door. And I mean, this place was upscale. You can really live like a king here on a reasonable budget.

A very nice looking property. And, for Catholics, Roccasecca is the birthplace of one of the greatest saints of all time: Thomas Aquinas whose 800th birthday I imagine the town will celebrate in 2025.

He’s a big deal for sure here, and you can see the church, etc. from this apartment deck. There’s also a religious walkway that passes through Arpino for that reason.

Oh no. You can see light through the attic roof. Must be replaced 1st. So high and dangerous to rebuild. How much. ??? Love the kitchen and rooms. Especially my short walk to the coffee shop. Im very social & find saying Good Morning. Brightens my day. ❤❤❤
@BradsWorldАй бұрын
I think you’d only have to redo the roof if you wanted to use that at area. Because the apartment is solid and tight the way it is. Something to discuss with Claudia.

It would be virtually impossible to put an elevator in. It would probably cost more than the apartment.

I don’t understand that roof. If it’s got light coming through, how is it protecting the roof of the rest of the property?
@BradsWorldАй бұрын
I need to get with Claudia. But I THINK that the interior floor of the attic acts like a roof itself. It’s gotta be 10” thick concrete. It was dry up there. I totally forgot to ask and they didn’t walk up there because it was steep stairs, and dirty and they were both in heels and skirts. 🤷🏼♂️
@zedzedukАй бұрын
Looks lovely. Would be a little worried about that roof though, as you said, if you can see light through it then water can get through, and there appears to be electricity up there too, so yeah, I think maybe factor in a few thousand euros (maybe 5k?) to make that roof really water tight.
@rickallen6378Ай бұрын
That is certainly a concern.
@BradsWorldАй бұрын
I’ll try to find out more and put it in the description. I meant to ask Claudia about it while we were there. I think that the interior of the attic access as a roof because there wasn’t one bit of water damage in that whole apartment from leakage so I know that it’s solid. Look for more information in the description in a couple days.
@wernerdanler2742Ай бұрын
It is a good deal but needs color. Is that a working fireplace? Does it have gas, or is it strictly a wood burner? If you got a clothes dryer, how hard would it be to vent it? Ciao!
@BradsWorldАй бұрын
Fireplace works, wood. Color is up to you wouldn’t be hard to vent a dryer.

Great except that the roof will cost a lot more than all the nice doors and windows: split with the other owner?
@maniizzАй бұрын
How much would be taxes, closing costs, etc?
@BradsWorldАй бұрын
Claudia could get you all those numbers. I’m guessing about $8000 to €10,000 in total closing cost, including the agent but really she needs to tell you for sure.

@BradsWorldАй бұрын
I didn’t notice that. Our house here in Tuscany every winter we have to put out dehumidifiers and also we use these plastic containers that you put drying rings into and it takes the moisture out out of the year because otherwise you start to get dark spots all over the ceilings because it’s cold walls and moisture. But that usually takes care of it.

You all spend a lot of time in Lazio. Is there a particular reason?
@BradsWorldАй бұрын
I have a good contact with Claudia, that’s number one. Their agency handles hundreds of unique properties and she’s comfortable feeding us stuff to put on KZbin. You wouldn’t believe how hard it is to find an agent that wants to do what we’re doing… It’s something I never could understand because Claudia has gotten over 2 million views from BRAD‘s world. What agent wouldn’t want that? I find the area to be compelling. It’s busy yet. The price is there are almost unfathomable. It’s on the outside edge of where I’m willing to travel to to make these videos. It already necessitates and overnight stay. As I put into this video, it takes a lot to do this, it’s not free to travel around . I have to be very cautious on how much money we spent.
