I think Leazes Park is currently disconnected from the City Centre and an imaginative design could connect LP into the City by using some of the land currently occupied by SJP whilst allowing a new stadium into part of LP. A win-win is possible. Remove all the parking overground to underground, integrate the biggest leisure pursuit in Tyneside with LP. A huge investment could enhance LP & Town Moor.

I still think moving 100mtrs into Leazes park will be the preferred option with the final stage being with demolition of the current stadium and the new Gallowgate end being built, i also think the existing structure of Leazes park could perhaps be moved en masse further into Castle Leazes ? i don't see a problem with replicating (plus 10%) of the habitat, the council are no fools and will see the benefits to the city of a world class facility bascially still in the heart of the city.

Love your videos and your in depth fact finding Eddie. Regarding SJP and it's current site. It would be an impossibility to satisfy the demand for corporate facilities within SJP, without losing standard seating. With a current waiting list of approaching 400 for boxes alone, I believe the club will be desperate to firstly satisfy that corporate demand and opt to build a new stadium. I also think it strange that the council are posting articles about LP at the very same time as this speculation is occurring. Building on the West side of LP and returning SJP to parkland would expand the size of the park footprint, and give a refurbished Leazes Terrace the exposure it deserves. It's an absolute no brainer, and a win for the council, club, city and those visiting it.
@TynesideLifeАй бұрын
@@paulsadler3870 I agree it’s a conundrum for the club Paul. Facts remain however… The club have not approached the authorities to build in Leazes Park and by inference, are not planning to build there. Any remaining land vacated by the current SJP would not satisfy BNG requirements anyway. This is detailed in the video. There is no other available land within the city. To move outside of the city, the owners need majority fan approval under new FA regulations. Fans have been seduced by a 3D animator channel, designed for entertainment.

The most viable option does seem to be a rebuild extending into Leazes Park. This would allow the existing SJP to be used while the new is built. Once the old SJP is demolished that area could be turned into parkland which would also enhance the area in front of Leazes Terrace. Add to this additional land elsewhere for biodiversity gain and this could be immense

Very interesting, Eddie. Can I clarify, please? Do Urban Green speak for themselves AND the Council? I do wonder whether, if they are in dispute, the Council have different views? I DO think that the Council need to decide if they want the stadium where it is (or very near) with all of the income it brings into the City and local business and the unique experience that an away trip to Newcastle brings, not even mentioning the additional opportunities the Saudis may offer. If the footprint of the current stadium was returned to parkland and was managed by NUFC for at least 10 years, the experience could be even greater! Anyone who has knowledge on this will have signed a non disclosure agreement (NDA). Enquiries from the public or press which would bring plans into the public domain would be covered by the NDA. Knowledge of plan will only be disclosed once the NDA is lifted which usually proceeds a public announcement. I've no view on any stadium plans or locations by the way.

"Let's cut to the chase" OK. 1. PIF investment must generate significant revenue and so spending 100s millions to add 10,000 seats to a slightly dated stadium isn't worth doing. 2. So a new stadium in the city centre (Leazes Park) is the only thing PIF will spend money on. 3. If the council don't support the new stadium then SJP will continue to age and eventually become like Old Trafford and people will stop visiting the city.

To be number #1 we need a new stadium. It’s time to make new history. St James Park is old, grey and outdated now. Time to move on…
@nicklittle7168Ай бұрын
This is going to be a right pain, i hope i'm wrong, but the planning permission criteria could be sorted on condition that the current SJP site is used as green space/parkland as Eddie mentioned, possibly a new lake , any potential stadium behind the Leazes End would not swallow up all the land, that land could be incorparated Southwards and open up Leazes Terrace to park views on the East Stand side and the current SJP land, (if the new stadium is closer to Barrack Road) then South to Strawberry Place, all hypothectical of course, but i see the biggest issue being with the tree huggers, which is why NUFC need to try and create a win win solution, everyone get's what they want, that rarely happens in the "real world" of course, NUFC need to nail their colours to NCC and other agencies and show the potential of any new stadium and what additional events they can host to bring increased revenue into the City, looking after the land for a 10 year period should be straightforward, i'm sure their are plenty of landscaping contractors out there who would be glad of the work for maintenance and upkeep on completion. Normally the contractor who has built it would be reponsible for a period of time on completion anyway. Failure on this will see PIF moving on,why? as it currently stands we cannot compete on transfers and if the new stadium gets blocked then we cannot move forward, so what would be the point in pumping millions into a project that is standing still with no chance of progression on and off the pitch, no return on their outlay and then very difficult to sell on due to restrcitions currently in place and no land to build a new stadium, would you buy a cork "bobbing about on the water" because that is where we will be mid table mediocrity also rans, the ball will be in NCC court and they need to be signing from the same hymnsheet as NUFC and vice versa. Eddie is correct in mentioning "this is a once in a lifetime oppotunity to get it right".

Stephen… 🥴 The club have already decided on the direction they’re taking. COO Brad Miller disclosed that in August and Darren Eales before that, but clearly there are some matters to tighten up before they can announce it. If it was the plan to build a highly sensitive, multi billion pound stadium on a Grade II listed park, in a conservation area, then the key stakeholders will be well aware, including the park management authority. So if a ‘KZbinr’ came along asking questions, he’s going to be fobbed off, or roundly ignored. They’re not going to provide full disclosure and then lie (on record). Seriously?? The park authority have agreed to respond to some investigative journalism (that nobody else does) because there isn’t a stadium plan for the park, the club haven’t been in discussion to build there, there are no NDA’s and no ‘exclusive’. They can comfortably tell me there’s been no contact, because there hasn’t. And in fact, as I state in the video, there’s a second video to do, based on what’s actually happening! For me its looking much more like a new stadium will be built. I wont speculate where as i am not informed. The harsh facts are that club revenue has to be maximised to make a project viable to compete with the best in the world(which is their ultimate target). I would imagine its going to be a stadium and complex that can create a daily income. Be it by shop's, health spa's, bowling, cinema, hotels, swimming, or sport related activities. The money has to come in and the financial asset has to be established to compete with the rules applied by the Premiere league. I dont see this being possible with an expensive upgrade to the current stadium. Who knows, maybe we could be the first Premiere league club to play out of two stadiums (i know, not realistic).

If like the bondi vid, they can turn it into leazes park. That, for me, looks mouth watering. Plus, we can maximise revenue.......

The Bondibot videos are for entertainment purposes only. They are very impressive but have no basis in reality. NUFC have made no approaches to build a stadium in Leazes Park.

Agree, Biodiversity Net Gain is no obstacle; developers with deep pockets don't even have to physically provide the 10% gain themselves, and can merely buy credits instead to offset any BNG loss. Shame that this option isn't on the table. If the current stadium land becomes parkland, it opens up the park right into the city, which is a huge positive.

Simple solution, knock down Leazes terrace and build a new stand behind East stand no loss of capacity until finished. Build ontop of Gallowgate. Why oh why are we so precious with older buildings that are past their best.Central station leaks like a sieve is cold and damp, no waiting rooms and platforms built for steam train carriages not 21st century train units. No loss of park just an almost derelict section of a terrace which is not fully utilised.

Everything about Leazes Park is the result of man-made endeavours. Even the lake. All of it could easily - for the Saudis - be re-created 100 metres or so to the north and give the club a workable footprint of land to build a new stadium, partly overlapping the current site from the north end. Much like Spurs did when they built their new stadium over part of the old White Hart Lane. Such a change would hardly alter the current park experience but would allow the club to provide a better transition to the Gallowgate End coming in from Strawberry Place. The other viable option would be to swap places with the Utilita Arena. Demolish both venues - architecturally, the Utilita is rather unremarkable - and rebuild it at the stadium site with improved amenities. Then build a beast of a stadium on the banks of the Tyne. The Saudis can afford it.
@zerocompanyhqАй бұрын
I think a better idea would be to build a super-stadium and conference centre, catering not only for football fans but also music lovers, athletics fans, movie enthusiasts, esports followers, cosplayers, tabletop gamers and more ! There are plenty of "moors" that could be suitable sites: e.g. one of the Nuns Moors, Hunters Moor etc. An extension (or multiple extensions) of the Metro system to the new site would be good (e.g. from St James Metro and from somewhere on the Airport line). The BNG requirements would be a minor, and easily satisfied, element of such a major project. I literally had a dream of such a place a few months back. Very vivid. Metallica were headlining, and Red Hot Chilli Peppers were covering Rage Against the Machine songs. I was wearing an orange boiler suit and moshing like a motherf...

Hi Eddy. You've already covered the huge legal obstacles in the way of building a new stadium in Leazes Park. I would encourage anyone to do some research. It would take years of planning with lots of failure points along the way and ultimately an Act of Parliament would be required. It isn't going to happen. They could however build a new stadium just to the north of leazes park (castle leazes) but this would require the purchase of the buildings / land already there. Have they approached the MOD / Newcastle university? That would be worth knowing.

Great and informative video as usual Eddie. One thing I have noticed with the land issue is (and I know there is no ties between the two brands) but just north of leazes and the nuns moor is the Newcastle United Golf Club. (Again, i know they arent linked) I had a little read up on them and they do indeed have some history going back around 100 years and were originally located on the town moor. My own mind wandering would find it interesting if that land could be bought and used and a new Golf Club built for them under the actual Newcastle United umbrella. sort of bring them into the fold so to say. I know its completely random but going by what i hear in regards to location, fans arent keen leaving the city centre or near by and that is just a stones throw from leazes. would be very interesting even if its a bit "out there". Thanks for these updates Eddie

We've got to remember that there's still a lot of people in Newcastle that couldn't give 2 hoots to NUFC, an that they'd object anything being built on Leazes park, probably couldn't see the benefits for the city that keeping the stadium as close to the city as possible, they've as much right to the park at NUFC have of being a challenge to the top 6, interesting that the club's bought the office block meaning they could be staying in the local vicinity

Eddy I’m sure cattle grazing still goes on at both the fields at the top of Leazes Park opposite Belle Grove Terrace and on the town moor off Grandstand Road. Every year a van turns up at both sites and kicks a load of cows in both fields to graze the land.

It's a balancing act and a huge headache for the owners of NUFC. The current stadium needs a massive overhaul if a new stadium isn't going to be built, and an extension simply isn't enough. St. .James' Park is a bit of a dinosaur as it stands and needs renewing from the ground up IMO.

There is no justification in virtually destroying Leazes Park to build a new football stadium followed by the inevitable demolition of the existing St James Park. Instead of spending millions of £ on building a new stadium the money should be invested in the playing staff with the hope of actually winning something.

Well I’ve been going to leazes park since I was a child feeding the ducks on the rowing boats around the lake. Let’s not beat around the bush and think the council care about the park it’s not have any major refurbishment since 2004 and taken my kids to give them similar happy experiences and since now it’s an absolute dive. Kids are not safe to play in the parks it’s rubbish and money does talk and if people are moaning about a new stadium I think the new stadium should be build into leazes park and also a local mp who has shares in the brewery at exhibition park where funding to keep that park nice and none into leazes park. The football club would be doing the area a favour. We need 75-80k stadium minimum.
@TynesideLifeАй бұрын
The park is stunning. I’m in there every week at different times and that’s testament to the dedication and hard work of the Urban Green staff and volunteers who look after it. We should feel very proud of it and its precious listed status. Sat in a conservation area also affords it protection from the greedy and unscrupulous. I don’t recognise your description of it. In this very video I took some drone shots and ground shots of the park, which clearly shows how beautiful it is. It was great to see people sat on benches, and fishermen enjoying the day at the lake.

@TynesideLifeАй бұрын
The club can’t just ‘decide’ to build a stadium in Leazes Park Mark and up until today, the announcement was ‘imminent’. They already knew their plans but something has delayed the announcement. It’s not up to the club on its own and at the moment, the land owners and park management haven’t been approached by the club regarding LP. That’s in addition to all the other significant hurdles. To consider building in the park would require an enormous amount of component parts to the process involving several other agencies and key stakeholders

Historic England would certainly object. Expansion of Gallowgate to L7 (8,500-9,000) a lowered pitch like at Rangers' stadium Ibrox and the East Stand rebuild "Dresden proposal" would push capacity beyond 65K. Basically the Option A from the Bondibot YT video.

Tough decision because currently the need for extra capacity is most certainly there and s swanky new 100k capacity stadium would definitely send a statement to the rest of world football. But what happens if 10 years down the line the bottom falls out of football, the Saudi's find a new play thing and uo and leave? Wont be much call for a mega stadium then
