Build the stand then extend it further out and have the yerrace as part of the structure with the front of the terrace being indoors sorrounded by glass and marble floor, inside under the stand you could have a NUFC meuseum, bars, restaurants, gym spa/lesure centre. Have the terrace as a hotel with the entrance at the back

There just isn’t the footprint available Jack to realistically expand it past approximately 65k, without a complete rebuild and that won’t happen as there’s nowhere to play for two years

@TynesideLife yeah true. I've always been all for a new stadium being built just outside the city centre and keeping St James for youth and women's games and other events. But I know alot of us don't wanna move from SJP which I would rather not do but I also want to see the club go further and we deserve a stadium to fit us all in. And I wouldn't put it past the owners to build one of the world's biggest stadium up here. I think if we can't expand past 60ish thousand we should just build a new stadium

its fascinating to watch this. I'm a Liverpool fan and we've had similar awful problems with nuisance neighbours... and hideous owners. Right now, we are still in the Mike Ashley stage sadly. Ironically if Amanda Staveley's Dubai group took over LFC as planned in 2010, LFC would have been sorted. But anyway its nice to see you now have decent owners not the truly verminous Ashley now.

Great video.The owners are not affected by financial fair play regarding the stadium and surrounding area.They can basically spend as much as they want.From a fan point of view though,its maximising the capacity of the stadium which will be priority.Not what happens around it.

Top content and video, refreshing see someone chat Saudi strategy and not simply read the gossip column. I can see the Georgian terrace being incorporated into the stadium. By this I mean the new stand would engulf the Terrance, the stadium seating on top and the terrace houses might become shops, restaurants, bars. A bit like st pancras train station. Just build over then and keep their facades.

Thank you bud 🙏 I think what I’m failing to get across sufficiently well is that these Grade I listed buildings are to be protected, not just from demolition, but from any physical encroachment that takes away their aesthetic significance. A football stand covering a building of significant historical importance is no longer a building of significant historical importance, in fact it’s not even as important as a football stadium. I’m a passionate Newcastle fan but I have to stress that any notion of building over the building just isn’t going to happen. Never.

I’m aware of this but you’re completely misunderstanding a lot of the legalities and circumstances around these structures and their protection statuses. This bridge was allowed to be sold, as its old 1830’s structure was no longer fit for purpose by the 1960’s due to the increase in vehicle volume. It was being replaced anyway. Leazes Tce is completely different and the chances of it being either demolished, or built over as part of a football stand are so remote and implausible (within the unique context and circumstances of its being), It’s just not worthy of a valid conversation in any adult sense. If there are other channels, or social media platforms out there claiming that this is a viable and plausible outcome, then you are being grossly misled by individuals who know no better. I know that sounds a bit blunt, but I really have to try and dampen these wildly remote speculations.

@@clowbeck1202 Even if Leazes Tce wasn’t a listed building, you can see from an aerial shot it’s positioning in relation to the East side of the stadium. The East stand only covers half of Leazes Tce. Forget the idea mate 👍🏻 I completely agree that the PIF will make investments that will provide benefits, not only to the club but to the city too. This will boost the local economy, provide opportunities for further investment, boost tourism and job opportunities. And do all of this whilst maintaining the historical integrity of the area and even make it more appealing. This is an incredibly exciting time!

Great podcast Eddie. The general narrative around the latest news on the east stand seems to suggest that it'll take priority in stadium development - my feeling is that owners are seeing what is 'feasable' with current grade 1 building issues - the Gallowgate doesn't have these issue so doesn't need a feasability study - I think our new owners will easily solve the construction and design on Gallowgate end and that stand will be extended first. They could move east stand season tickets to new Gallowgate for a year and re-build the East stand at a later date ( when feasibility study comes through ).

T. Dan Smith and Newcastle City Council were quick enough to knock down listed buildings in Old Eldon Square and on Blackett Street, when it suited them in the 1970s.

Those were Grade II listed and as I’ve explained, if a wider economic benefit can be evidenced, decisions can be made to demolish. Leazes Tce is Grade I and I’m reasonably convinced that there wouldn’t be a strong enough case to demolish those. I believe the owners will see Leazes Tce as a big commercial opportunity 👍🏻

Interesting take, I always had a feeling that they would eventually have to rebuild the East Stand, if for no other reason that, as you say, it's 50 years old, and bloomin ugly. I'm sure there's scope to add a few thousand to the capacity through some decent engineering. It definitely needs to be brought into the 21st century whatever happens.

Great video eddie thank you, Just a thought could they not include the rear side of leazes terrace that faces the stand into the stadium or even part of the concourse? Maybe incororate the entrance to the east stand via the court yard then you won't affect the owned propertys on the front more like a reception entrance appose to turnstyles if you like (The owners of the owned property's in leazes terrace may get a little disgruntled) then build up right from the curb and take the road out completley as you said it's part of the english heratige from the edge of the grass section opposate the east stand? Just a thought hopefully it made some sense.

I understand Leazes Terrace is listed, but wasn't the other 3/4 of old Eldon Sq? A good workaround to expand the stadium, would be to purchase the row closest to the stadium from the Saudi's (who will have to bend to PIF's will, regardless of whether they are independent or not) and demolish it. They could retain the row facing Leazes Park (which is privately owned anyway), with the space in between the remaining row and the current East stand used to expand the stand to similar capacity as the other 3 sides.

The hotel idea was something I mentioned just after the takeover. Everyone I told just laughed at me. I personally think the capacity with the East Stand and Gallowgate expansion when completed could be over 70,000 . I think the Grade 2 listed buildings could be moved to a different part of the city or even Beamish. It wouldn’t be cheap and it would be difficult but it could be done

I know doing work inside listed buildings can be a nightmare. I saw a television show a few years ago. The people wanted to remove an awful 1970s bathroom from a listed Georgian house. They were told the bathroom was listed because it was already in the property when the building was granted listed status. 🤦♂️

If you haven’t seen my previous video, I interview the owner of those Grade II listed buildings. Even if the above criteria were met, which I’d argue it isn’t, available real estate in Newcastle city centre is negligibly none existent. There’s more chance of a demolition, but that’ll be a push

What I think is concentrate on the Gallowgate, initially. Strawberry Place has been purchased back off toad Mikey. Advancements especially in crane technology means they can add 10,000 seats with a second tier - 3 sides all same height, steep and intimidating. The east stand (I actually love brutist architecture as I am a 40 somet from Manchester) - but if it is glass and allows light in, they could make add a corporate tier and maybe some safe standing. I could see it getting to 65k and improving hospitality on the east stand, but not much more capacity there - physical parameters won't allow for it in all honesty. Even so, at 65,000 it would be one of the largest and most intimidating in British club football. That is where I believe the energies should be focussed, that and the training ground.

Brutalist architecture has it's place for me. I actually don't mind it as a stadium style. The stand is obsolete now owing to its limited capacity and lack of facilities rather than it's architecture per se. When it was first built it was actually quite an elegant solution. The roof appeared massive without any end screens. Now it looks absurdly small in the context of the other stands. Amazing how times change.

It’s difficult to imagine what the East Stand will look like but I think it’ll be by far the best looking, even though it will be the smallest. Tonali will cost £8.5m per year on wages. FfP is a moving target and depends on a number of factors. I do know that we haven’t got as much to spend right now as many believe

Think you are on the right lines here Eddie. I can see the East Stand becoming the super posh end connected to the hotel for international visitors from the middle east and elsewhere with the other 3 stands being for the regular supporters. A new stand might only increase the capacity by a relatively small amount due to the size constraints but the revenue could be huge ( thinking FFP rules ).

The Grade 1 listing would make turning the buildings into a hotel very difficult and hugely costly over and above what you would normally invest into developing a hotel, it's a nice idea but I'm not sure that the cost against return would warrant such development and that Grade 1 listing means that you can't take down walls and do what you want to create the internal spaces that would be necessary for a hotel.

It’s exactly the opposite mate. Sorry. This very thing is currently being done on Pilgrims St as we speak. It has also been done on Nuns St with the Alchemist. The Facade remains as the inside is completely transformed. This is I should point also what has happened to convert the inside of Leazes Tce into a student Halls of Residence. Of course it’s expensive but a hotel conversion is a very viable and lucrative long term investment the city, not just football fans. Plus converting the ground floor into boutique shops, cafes and restaurants is not a new idea. I also discuss these ideas with experts in their field and if you’ve watched my previous video, I interview the owner of St James’ Tce. These are Grade II listed buildings. You’re welcome 😀

@@TynesideLife they would be better off developing Strawberry Place in the long run as a fan zone bar and restaurant complex with a hotel above it, there is already planning permissions in place for a hotel there which with some adjustments could be made to work with an expansion of the Gallowgate end.

@@RushfanUK I’ve done a video about the Strawberry Place Fanzone. I’ve since been contacted by someone privy to information on the new scheme and they’ve told me that my vision is spot on. Its going to be called Sela City Zone. If you get a minute, have a watch 👍🏻 In regards to your planning permission point, there was planning permission submitted by the previous land ‘owners’ (its leased) for three tower blocks, one a hotel. Those plans are no longer applicable or valid. Currently there is no planning application for the land concerned in regards to the new Fanzone but this may, or may not have its own hotel there too. My only aim in my responses to you is to correct some misunderstandings. The purpose of my Leazes Tce video is to encourage people to expand their minds and understanding of the amazing possibilities. It’s not meant to come across as what is actually happening. As it is open air, that helps us with a massive Glass Facade if we wish. Structural steel support to a steep but split, or three section to include TV Studio & Media Ungraded home, with the second being Commercial Entertainment Boxes, with the glass inclosed corners providing Ginola’s French Restraint, and/or Pride of the North Bar for part of commercial entertain packages… 0:55

Its a good idea mind. Definitely don't want Leazes Tr to go but definitely want to expand. A glass back to a new slightly extended East Stand over the road would provide better light and a better view than now. Feel they're bound to win on economic grounds because of what a move would deprive the city centre of.

My understanding was always that it was only the facade was listed anyway. The inside of the buildings is s'posed to have zero architectural merit (I don't just mean the back of the terrace/courtyard area, I mean the actual interior of the building itself). Buying the terrace and having it integrated into a new stand design-with a pedestrianised street and the stand arching above it to form a covered walkway-would be immense. Bit like how they did with the British Museum. Either way though, if they were to switch focus to the East stand and leave the Gallowgate as it is, it would still end up looking pony. The Gallowgate needs bringing into line with the overall design.

Surely there must be a place in Newcastle where they could build a completely new ground that's not to near grade 1 buildings. I never been to Newcastle, but being it's your city you can do a film about potential new sites for that to happen. take care

I’ve made videos about this and relocation just is neither on the owners mind, or a realistic prospect in the city centre (within a reasonable timescale) even if it were. Thankfully we’ll be staying put 👍🏻

Lovely video mate. Ideally if the NUFC owners bought out all the properties around the stadium and extended St. James Park would be brilliant but as you correctly said it’s not an easy job for the owners no matter how much they have but it’s an idea for sure. With these owners St. James Park stadium has the potential to be one of the most elite stadiums in the world because one thing about these owners is that whatever they do they want to do the best, just look at some of the projects happening in KSA it’s absolutely crazy, very futuristic ideas with their projects. Really good idea that Eddie to turn the building into a bed and breakfast type hotel. Will be good for fans that dont live in newcastle coming to watch toon or other fans coming to watch their own team when travelling long distances or even Europe.

I have an inkling they may not have any plans to expand the Gallowgate…

Have you seen what they have done with the original halifax bank building ? they repaired all the sand stone and encased the full building with glass. they could do that and merge it with the ground

Another very informative video Eddy. This certainly ain't an Anfield situation where the houses around the stadium were of working class terrace type houses and better knocked down, Leazes terrace is fine example of Georgian architecture, something new stadiums will never have near them. If it can be adapted and the stand redeveloped sympathetically, it would really add class to a stadium which in my opinion looks a bit drab with its somewhat grey exterior. If they get this right, and i'm pretty sure these Saudis will, if they develop behind the goal the same as the rest you'd have three sides the same and a chance to design something that completely contrasts the rest of the stadium, in a sense a bit like La Bombonera in Buenos Aires.

Yep i totally agree with you firstly yes i cant see them taking on that massive legal battle to pull grade 1 listed buildings down, having to go to parliament level then yeah. There has to be ways to work within the footprint of the stand and yeah maybe increase capacity a bit. Yes the hotel idea would fit right in and given the building is already opened by a Saudi company then that would probably help negotiations to buy it. Anyway keep the news coming on how its going mate.

I think Newcastle will build over Leazes Terrace, because they want a big capacity. Comprimises will be made on the natural light issue. Where there's a will, there's a way. No one wants demolition. I wonder about the one time mooted 'arcade option'... Well done for finding out that the 'mysterious middle eastern' owner was Saudi. Finally, I disagree that the east stand is ugly. Like Craig Hope, who I often disagree with, the walk to the east stand is part of our childhood. It is also the only part of the ground that has survived since I my first match.
