Featuring a shower and toilet room, this garden room is designed around an open plan kitchen and lounge. Finished in ral: 7016 with the tricoya cladding, along with the EPDM roof. Dave Evans no if the building is unregulated then the plumbing is falls outside of regulations to. We have had this confirmed by 2 independent council officers. Essentially with unregulated buildings it’s not what you do with them, it’s how you use them. The must be ancillary not primary to the dwelling and therefore you can not use it as a bedroom for example. On this particular project, the drainage naturally flowed into a chamber. But sometimes we need to fit macerator pumps. I hope that helps

ShowBizJunkie the rooms are to well insulated for a stove, so we use a single convector heater and yes the brick building is the house , it’s about 6m away from the back of the house. Hope that helps.

ShowBizJunkie the heater metes the regulations and the clients request. These are installed after the building is erected and decisions On positions of heaters, sockets and lighting can all be made with the client present. So were this to be your building you could’ve fitted the heater in other places. I hope that helps 👍

This particular project has been live for 3 year and in that time the cost has increased by approximately 10%. After waiting for a month and after I chased about my email, you literally read the first job ( which was small), said it was something you couldn't do and just dismissed the rest of my query. Thank you for your response. No I didn't want a small porch so don't think this was me. I wanted a shed, a cabin like in the video and then another build off my kitchen. You said you couldn't do anything which was attached to a building. That was fine but then you didn't comment on the other jobs which you advertise like the build in the video. This was the main job. I just found it strange for a company to not go ahead with the biggest job which you seem to specialize in. Not a big deal, just very odd.

a small extension might have been better, why do you need a tv and kitchen 5 metres from your house which has a tv and a kitchen, they look great bu tin reality how much use to you get for £40k or whatever it was, an extension can be used 365, half the year this would be locked up and shut in, disconnected from house. good for teenagers den i guess though if thats the reason.
