Always check out the neighborhood and the neighbors. Looked at a great place in Vermont once, great price, had a long view, even a small pond. Went farther down the road and saw the neighbors place, we kept on going.

Wetlands can ruin building plans, if u ever want a occupancy permit. Always check Federal Superfund clean up sites when buying raw land. NE had many toxic tannerys plants

Depends on if you want overhead (poles) or underground. When I ended my career as a construction manager for a electric utility nine years back, underground ran $16 per foot for normal soil conditions (rock drives cost up) and overhead came in a few dollars less per foot.
