Nancy and Rick, thanks for a great tour. Rick, you're right about the lumber in the house. George Kelly had his choice of lumber that went into his home, as you can see from the parquet floors in the front room, and the birdseye maple floors in the master bedroom upstairs. Island Falls had one of the largest tanneries in the world in 1893, because the woods was full of hemlock, the bark of whch was used in the tanning process. So, plenty of hemlock lumber, which will last a whole lot longer than spruce-pine-fir lumber used in home construction today. The house looks great. PS: When we were kids, the cupola had a 'plane spotting' manual, with silhouettes of World War II airplanes that our mother used as part of the homefront war effort. It was a great 'clubhouse'.

Get the original blueprints and have a inspection done. Then write a check for $500,000 for a major renovation. Goodluck to whom ever buys this classic old lady.

@@hw260 What they did was well done. There is just a lot to do. The new full bathroom, was well done. The addition off of the kitchen, was well done. Contracting to get a new central heating system installed was necessary and completed. Adding a fireplace insert making an inefficient fireplace an actual heat source well done. Plaster repair on the 1st floor of the home and paint and paper well done. Replacing all of the storm windows (32 of them) keeping the original windows well done. I could go on.

@@richardtheriault7624 Great job Rick. Should be an interesting listing, as people do remember it being on the market a few years ago. I believe a gentleman out of Houlton was the agent at that time. Nice to see some work being done to the house. As you say there is some more things that need attention. I like the idea of removing the vinyl siding. The real truth about the price of a property is a willing buyer. I like how you detailed the repairs. I think the real estate market might have cooled down some, so yes people are going to look carefully at the price of the house a few years ago and yes...what the work that was done cost. The profit margin on house flipping might be a little tight, compared to a couple of years ago.

​ But the really sloppy sprayed insulation in the basement. The ugly wallpapers throughout. The register water line not installed inside of the wall. The money spent on the kitchen addition could have been better spent. Could go on and on. Looked at video of previous iteration and aesthetically it was more pleasing. I don't doubt current owner put money into it, just don't think the choices were well thought out.

Beautiful house. Wonder why the washer dryer wasn’t put in the butler’s pantry? Along with the great laundry sink… the main bathroom doesn’t seem like the place for open laundry, in my opinion. The lack of fireplaces does seem odd as well.

It was purchased a few years ago and the folks spent the last few years fixing a lot of things that were pretty critical, like no heat, or hot water. Repaired a lot of plaster on the 1st floor, papered and painted most of the 1st floor. Built the addition off of the kitchen and a lot more. Pretty solid place now, that will still require a fair bit of work to fully restore the home, but a great start on it over the last few years.

There's nothing up there except for time shares and rental condos for the out of staters who come up for snowmobiling and ice fishing. Please, stay where you are. People like you are why Maine residents are being priced out of the market.

It's a joke. Beautiful old house, yes, but way overpriced for where it is. Our taxes are less than that, just outside of Bangor, and we have every amenity nearby. Can't say that about Island Falls.

Mother of God...what a beast! $260K to buy and $300K to gut and reno, IF you can find people capable of taking on such a mega project, minimum of two years to complete. Rick and Nancy are looking for some mighty deep pockets on this one. Wondering what "house poor" looks like...well you're looking at it! (rhubarb and apple pie anyone?)

I have seen some folks take old rundown Victorians and lovingly restore these to there former glory. Not everyone has to go out and hire a general contractor for 100% of the work, and usually folks that do this sort of thing, do it incrementally over time. If you absolutely have to have it completed right now, well it will cost quite a bit. Thankfully I don't have to contract for every thing I do on my property. I take care of most of it myself, and pay others when necessary.

The likelyhood of ANYONE plunking down over a QUARTER OF A MILLION DOLLARS only to self reno such a massive and complex building...really Rick? How many of those folks you know who embarked on doing the majority of reno work on their newly acquired house paid anywhere close to the asking price on this house...? (Worth noting, both the hot water and return lines being installed OUTSIDE of the interior wall... HUH?) And your home you do various projects on is how old, how big and complex? Respectfully Sir, that dog don't bark...

@@ackack612 My home is 4200 square feet of finished living space. I bought it over 20 years ago. I've added several outbuildings, replaced the asphalt roof with standing seam metal and more. As for knowing people who have renovated properties, well they bought them 20 years ago, so no they bought them for less money. What can you buy today for $260,000 today really? Not much. A pickup truck, a decent one is over $100k and after 6-10 years you throw it away.

Based on the video from 2 years ago compared to this one, whoever bought didn’t improve the living space at all and instead let it fall into this state. Imagine trying to make 200k on a property you haven’t invested in at all?
