Excellent video Samuel! Own several of your picks. Own significant exposure in the midstream space picking up several on discount during the oil crash a few years back. $EPD, $ENB, $ET, $MPLX, $TRP, $PBA, $PAGP, and $WMB. Used to own Kinder Morgan, but they are not shareholder friendly so I sold. Not sold on EPR. I do own some NNN although I own a lot more of $O when it dipped over the last year. Both have run up quite a lot. Surprised you didn't mention $WPC. One of the few real values still in the REIT space. Actually added a few shares today on the sell-off. Missed the BDC rally and when the sector cools off with falling rates over the coming year looking to start some positions if they present themselves. Definitely have $MAIN on my watch list. Own $LYB and I have them on my close watch list as they are coming into my buy range. Thanks again for another great video. Always looking for new investment ideas.

7:39 again, why do you insist on ignoring the risk component? Triple net lease CRE is a hugely challenging sector during recessions. Try finding a new tenant if your property is an actual movie theater, or a big box store. These kinds of properties can stay vacant for several years, reducing NII, and as soon as you have to book the value decreased property value in your earnings statement (assuming MTM), your NAV erodes. Not disagreeing with your assessment but really wish you’d cover the risk component in a wee bit more depth.

Look at the underlying fundamental performance of NNN during the 2008-2009 recession as well as the 2020-2021 COVID lockdown recession.

"Dividend snowball" is a misnomer. It's just compound interest. It has nothing to do with dividends. If you'd invested in these 8 companies 10 years ago and reinvested dividends for that "snowball" effect, you'd have earned 13.6% (Stdev of 23.6%). Or you could have just bought QQQ, which has almost no dividends, and earned 19.7% with less risk (Stdev of 17.4%). Dividends is just an accounting technicality. It does not boost growth, and almost always stifles it.

It is exceedingly frustrating to hear knowledgeable people like yourself consistently ignore an important aspect of dividend versus NAV. If your stock drops in a recession, chances are the dividend also drops. Telling people that their stock price doesn’t affect their dividend income is simply not an accurate reflection of reality. Please be responsible and mention risks alongside opportunities.
