Does it sell for less as now a 3 bed ? I am thinking of doing same with my th in the valley …..

Good question, for this specific property type many buyers will want to do the same once they have purchased to extend the living space. So I would not say it reduces the value however on a bank valuation, if you sold the property I would make sure you have an agent that can explain the upgrade value to the valuer.
