some big issues here in Colorado it's becoming absurdly expensive to live in and there are laws that make it to where you can only collect 110 gallons of rainwater before you have to beg for government/rich permission to collect and store more than that

Even worse, most of our counties (even mine up in the mountains) make you ask permission to do almost anything on your own property. Great state, but the regulation and control here has gotten to be overbearing.

Bought a property just outside of Cortez Colorado I moved out here 3 years ago the problem is there is a lack of housing it is hard to get established but I moved from Salt Lake City and I don't miss it one bit! I heard that Denver sucks.😮

Hey Curtis, we met in Durango when you passed by and stayed on Patricks farm. Durango exploded in expense and the water rights are tricky for homesteading. The north fork, (Paonia and Hotchkiss) is a better place to homestead in my opinion. Better water rights and more isolated via natural features.

Also, another thing to consider is almost in a straight line west to east below, Cortez Durango, and all the way to Pagosa Springs is the Indian reservation, the southern Ute Indian reservation. I would not recommend buying land or homesteading on the reservation for many reasons.

@@Ranchohieloyfuego Typically they can hunt on your land. Plus, if you have a dock in a river or lake and they don’t like it, they can tell you to move it and you have to. Their relations with the white men since contact is never been good. In the event that society collapses what’s to keep them from kicking you off their land. There’s a bunch more reasons, but you could probably look that up. Consider looking into the book by Joel Skousen called Strategic Relocation. You won’t regret it.

In April 2014 hubby and I moved from Boulder County to our property in The Sangre De Cristo mountains at 10600 FT. We had amish stack a beautiful stabbur log cabin while we lived in a hot tent. We used a snowmobile/snowshoes and Jeep wrangler for transportation. Very challenging when you live on a road that has patches of dirt and 6 ft (or more) snow drifts through out the season My husband is a skilled Machinist and had a job near by which was rare. Most people in this region are on welfare and are descendents of the original spanish conquistadors. They hate outsiders and aren't afraid to tell you. The cartalese are imbeded in the population, theft, drugs and crime are rapid. If you expect police to help they will tell you to get a gun and if you shoot anyone you got to tell them. I was there alone a lot and chased off robers before (I kept the M14 with me at all times). The locals do not like the homesteading people (for some good reasons sadly) and code enforcement is used per their discretion. They have essentially weaponized code enforcement to reflect so much. The San Luis Valley surrounding SCM are often pitched as a good option for homesteading but it is not. The Valley floor is desolate. I personally saw temperatures ranging from -24 to 100 F (in the valley) with very little perception and feet of snow where we were.( May 24th snow storm of 3 feet the first year.) Summers are short winters are long, average snow fall 13 feet. The land that most people buy in the Valley is mostly volcanic rock, very little soil. The farm land that does exist is irrigated crop circles, barley and potatos (on the Blanca side) To sum up the general population and the climate is very hostile. I wouldn't change our decision to develop our land though it taught us many lessons and strengthened our resolve. We did end up selling our cabin after some years of finishing it that ended up being very profitable. We started over in Arkansas (after witnessing the degration of our home). It has been amazing in AR, abundant water, no wild fires and morals still exist here. The woke don't come where we are in AR, which is great! To sum up The San Luis Valley is an excellent place for personal development and adventure but not for homesteading. Thanks for not including this area in your go zones. The land that are go zones were way out of our price range, that is one of the reasons we chose to leave the state.

I grew up in SLV. You could probably find some homesteading near the Rio grand. But I agree it's not the best climate. Winters are cold and long. Spring winds aren't fun either. I won't be moving back there.

I was born and raised in that area, which is dominated by low-fertility soil and high mountain deserts. Geographically, it's not ideal. Politically it's horrible and becoming worse.

Those are all super expensive tourist/second home locations The San Luis Valley, South Park and the western slope are all move affordable and have a climate way more suited to crop production than any of the ski areas that litter that corner of the map. Beautiful area no doubt, but there are much, much better in this context.
