If your considering an SBA 7(a) loan for a business acquisition, starting a franchise, partner buyout, expansion, equipment, debt restructuring and many other uses... Did you know you can also purchase commercial property and stretch your entire loan term out from up to 10 year to 25 years? Terms: Up to 10 to 25 Years
SBA 504 Loans
Loan Amounts: Up To $5,000,000.00
Use of Funds: Commercial property for owner use. Must be 51% owner occupied. Not for real estate investing. Can include land, construction, furniture, fixtures, lease improvements.
Interest Rate: Prime + 2.75% to 3%
Terms: Up to 10 to 25 Years
SBA Express Loans
Loan Amounts: Up To $350,000.00
Use of Funds: It's an SBA 7(a) loan but only up to $350,000 and fast tracked.
Minimum 1 to 2 years in business.
Interest Rate: Prime + 2.75% to 6.5%
Terms: Up to 10 Years

The bank ask me for 25% down

Wha the bank ask for and what the SBA ask for are different

It can be. The banks must follow the SBA guidelines, but that includes they can implement their own bank internal guidelines above and beyond SBA guidelines If you talk to 10 banks, you'll get 10 different stories.
