Does the money in the margins change depending on how many days you are locked. 30 days versus 90 days? I believe Guaranteed Rate does it for 90, and you mentioned less ethical lenders sometimes do it 15 days. Is this money in the Margo’s available with VA loans? Thanks.

Then you are stuck with a higher interest rate, better to negotiate with the Seller, have them give you a concession, you pay more for the house. It cancels out basically.

In one of your videos you mentioned you are able to rate shop with up to 4 lenders at once. My four will be You, Dade County Federal Credit Union, Navy Federal Credit Union, & Veterans United.

Hypothetically, if you do want to know what the lender credit would be going from, say, 2.75% to 3%, is there any publicly available data point(s) that would give a person a hint of it being worthwhile or not? Personally, I'm not the type of person that wants to bug my lender every single day to ask. Also, are there any other factors of what the "money in the margins" is dependent on (credit score, home price, DTI, LTE, etc.) once again using the same example, 2.75% to 3%?

It is all dependent on the lending institutions margins so there are no guides or consistency. You just have to ask. I would not ask your lender daily. It is really something to discuss when you are locking the loan

Make sure you ask About it. Often if people are going after the lowest rate we don't delve so it never hurts to ask.

Jen, does income level affect the amount of money available in the margins? Example: would a buyer get more money if they earned $75,000 or less? My sister's broker said she earns too much (above $75,000) and would therefore get less. Seems odd to me. Thank you!
