Ken, in my country (Australia) foreign buying has made it very difficult for young locals to buy property because the cost has gone up heaps. I think in the USA the Chinese have bought up farms and all sorts of other property in strategic locations. I don’t blame Vietnam for being careful. A 100 year lease on land would be good enough for me I think.

I think Vietnam is protecting itself from being like another Laos or Thailand where Chinese inroads are causing more damage than harm to the economy. If Chloe told you that the embassy is still processing your wife's application, then you don't have anything to worry about. Once the application goes to the next step, she will let you know. It is great that you check back from time to time. There is nothing wrong with it. But if we send an email every month to give you the same update, it is not efficient nor informative. Just like you and any other immigration matters around the world, we are dependant on the authorities, as they are the competent jurisdictions that process, review and ultimately grant as well as print passports.

That is a really great idea, @thangthai9109. However, as a law firm, we cannot do that. We cannot misconstruct the facts to our clients. Not to mention that, in case of delays, we always let our clients know that we can check the application status and let them know once we get any update. And if we do not have any update to give, that means the application is still pending review. We understand the frustration and we actually prefer to have a direct dialogue. As mentioned earlier, there is nothing wrong to check back again with us even though we may give the same answer. Much better than on KZbin, as we can't verify the identity.

4:59 this explains really well the absurdity of why as a foreigner you would even consider buy Real Estate in Vietnam. The whole system is rigged against you. If even for Viet Kieus they have so many restrictions as a foreigner with zero Vietnamese ancestry you are just considered a pariah. Also you must consider that Vietnam has a one party system and they can do as they wish… I said it before and I say now: just rent, it’s so cheap and you are free of any headaches…(for the most part)

I don't see a problem with the new land ownership law. It makes a lot more sense. Land in Vietnam is very valuable and reserved to only Vietnamese citizens. It only means the Vietnamese government is looking after their citizens first. I don't see what's wrong with that. Also, foreign buyers can be risky for the country. Look at Vancouver, Canada for example. A lot of Chinese investors came in and jack up the price to 3 times, making it very hard for the locals to buy in. A lot of the locals are now homeless or can't afford to rent. I welcome this new Vietnamese land ownership law as it protects the locals. I don't see any complexities here. The way you described it makes it very simple to understand this new land ownership law and not very confusing at all.

Thank you. Great information. It is interesting. For another example, look at Lisbon, Portugal. Most locals are being bought out and/or being pushed out with high rental prices. So, do you want locals to still be able to afford to live in cities or do you want foreigners to buy most of the properties. The question should be - is it easy to sale the property since the buyer only have 50 Years lease and renew another 50 Years. You will need to have lived in Vietnam at least 5 years for citizenship. Many people have relied on their native relatives to take title and many have been betrayed. The solution is to invest in American real estate, like the rich foreign Vietnamese, using the 1031 excchange tax deferral. 😎

Florida condos barely last years 50 before they fall apart. I wound not worry about renewing a condo ownership on a Vietnamese beach condo. The best way to buy real estate for a foreigner is find a good VN woman, marry her, and live the good life. I did this, spent only 1/10 of my assets on a house and we have a great relationship after 6 years. As long as you have money, act like an adult, things can work out well .

Honestly speaking, i don't see the hoo haa here and Ken... as a Viet Kieu yourself, I don't think you can really identify yourself as fully Vietnamese Vietnamese unless you relinquish everything western and go back to being everything Vietnam - if you know what i mean. The policies that the govt make SHOULD always favour and protect the locals, this is common sense in protecting sovereignty. As a westernised citizen yourself and me coming from a "democratic society", I think being "critical" of these policies makes little sense - whether we are Viet Kieu or not. These policies are all implemented to ensure Vietnamese have full rights and access - and if these "foreigners" find it hard to dump their "westernised" Viet Kieu values and status, then don't go back to Vietnam and whine! So you're right to say if Viet Kieus want the full benefit of being Vietnamese, then be a real Vietnamese - which also means other than getting back your Vietnamese ID (identity as a local) you must accept the flaws and shortcomings of the Vietnamese govt. Remember these laws will benefit 95m Vietnamese in the mainland rather than the remaining 20% diaspora anywhere in the world. I don't think the policy is complicated or in any sense confusing. Vietnam is doing a good job with this... and this will prevent themselves from being sold out or exploited like Cambodia or more recently Thailand does - influx of foreign ownerships in properties that contributed very little to the society and economy.
