Just a suggestion but perhaps you should have read the OFFERING CIRCULAR before the interview. At 9:52 when you asked about his personal shares (which was a great question) he said no, when it clearly states that he owns 100% of the "Class B" shares in the SEC offering circular on page 1, which is an important detail and totally different than owning no shares. www.sec.gov/Archives/edgar/data/1704303/000147793218000550/tulsa_1a.htm#RISK%20FACTORS . Executive compensation and equity allocation between the class A & B shares is a very important detail, so more homework in this regard would have been great. Perhaps you need to get him back on to clarify this statement for his sake.

I found it a very interesting chat. The brother has a good ideal that will probably make money. Not sure about the return. But, it is possible... Missed where real estate was said to be bad investment? I personally never wanted a home. I have always believed certain types of real estate are a bad investment. Homes are no longer guarantee to increase in value. Plus, You never own the land. ( Property taxes ) Not to mention all the interest your paying to borrow money and then there's repairs! You do get some tax relief, but no much unless it's a high dollar home. Yes, home ownership can be a place to stabilize your living cost. By having a set amount to be paid for living quarters. Where as rents will go up, certainly. That will allow the family to set a budget and maintain a stable life. But, if your looking to make wealth, invest. Then real estate should be brought only the make income or produce income... Why just think of it like this. If you rent an apartment for 1k a month, 2 year lease. You never pay for interest, property tax, repairs, upkeep... Then you buy 2 shares of McDonald's ( just an example ) @ 212 per week, for 30 years. That's 1500 shares at the current price, 320k is a good estimate. ( It will surely be more.) So, for the cost of the average single family home. You could have a portfolio worth that and more, without the cost...

Alot of the things he's talking about isn't taught in school and people aren't just casually talking about investing and stocks etc. Jay started out as a drug dealer and after that ran out he got into this line of work meaning he had to learn also. Didn't make him dumb it's just he wasn't exposed to it or didn't care about it because he was selling drugs. So as he is explaining it's good for Vlad to question things that might not be as clear.

I’ll say this, Jay has said he has over 10k investors, let’s say liberally that each investor invested an equal amount of $1,100 dollars which totals the 11MM he says was raised. Let’s say he profits 1 million USD annually after taxes. He then takes his 50% cut off the top and splits the remaining 500k among the investors. Each investor would then earn around $50.00 annually BEFORE taxes. It would take over 22 years, even at steady profitability of 1 million in net profits a year just to break even. This is as close to a scam as one can get. And just FYI no company maintains constant profitability every year for 2 decades.

What projects prior to this one have they done? I'll wait. What is their experience in finances and fund management? How much cash is on hand in the business? How many people do they currently employ on the weekly or biweekly payroll? What is the monthly overhead cost for your staff? What is his personal net worth? How many properties does HE personally own? What are the personal and business liabilities? How can you guarantee 8% return and 50% profits with no prior experience? The fund name is Tulsa Real Estate Fund but has land been identified IN TULSA? Has permits or development plans been created? Has anyone from their team contacted or spoke with anyone at Tulsa City Government or Council? The website states that they are a fund that finances urban developments around the WORLD. What development have they successfully launched prior to this? If this money is being used OUTSIDE of Tulsa, why name it the Tulsa Real Estate Fund? Does anyone on the core team have experience in residential or commercial construction or built even ONE single family home from the ground up? As a principle, how do you get around the Securities and Exchange Commission rule that denies certain security offerings from qualifying to felons? If these questions cant be answered publicly then how can they publicly ask for our money?

Let's do the people, if he's fund takes 10 million in,$550,000 right of the top for management fee. In the first year that $9,450,000, buys some properties, maybe make about $ 800,000, the share holders get the 8% preferred dividend of that $64,000, the remaining $736, 000, gets divided between the investor and the Tulsa Real Estate Fund managers, $368,000 to investor and $368,000, to the managers. Then another 5.5 % comes off for management. This will not work, It's great for Jay but, not the investor, the investor takes all the risk, and gets very little upside.

You need to find out where this companies home office is first and what State regulations are in place in that state as well as what SEC and CPA information are available on investments like this. What and where these assets are at that he wants to buy and is the median income in those areas enough to turn a profit post acquisition of the property. In short terms, if we buy a house, fix it up with our $ but no one in that area can afford it after we fix it up, it won’t sell equaling no profit and ROI

Not sure what to think of this. I don't like the 5.5% management fee as it seems too high even compared to hedge funds. Also, in another interview Jay said he put $10,000 in the fund. That seems too low. Also, with allegedly over 8,000 investors, it doesn't seem investors will make much of a profit. I guess time will time if this is the real deal or not but there are some warning signs.
