Wali bhai, a very nice effort as always , but I think the key to any investment will start from the investor profile which will define the risk profile/appetite and investment horizon or timeliness, some investor maybe looking for longer investment horizon but maximum returns with lesser initial capital commitment, hence the less developed areas, at the same time some maybe looking for stable income, hence maybe rental income in old dubai ,etc . 🙏✌️

@@CJI838 You may assume an overall bubble if all the new properties less than 5 years old have a net rental yield of less than 4%. If 4-6% net yield, then fairly priced, above 7% it's underpriced.... But a bubble can always become bigger as per greater fool theory, so in a raging bull market enjoy the gains cautiously until net yield goes below 3% or liquidity gets dried out and one becomes the last buyer at the top in the raging bull market

@@CJI838 Real estate cycles usually last 7-10yrs, bull or bear, the bull market started in 2021 and may continue for a while till free money and liquidity gets dried out. But market cycles are becoming shorter and sharper due to excessive money printing in last 18yrs

How to know if the property is overpriced or not:- If net rental yield of the property is 4-6%, it's appropriately priced If net rental yield is below 4%, then it's overpriced If net rental yield is above 6%, it's underpriced If net rental yield is above 10%, it's too good to be true offer and needs a thorough evaluation Note:- Always have conservative estimates, not overambitious estimations Net Rental yield is calculated after deducting the annual maintenance charges of the property Consider average rental prices of that area for similar properties which are aged 10+ years. This way one can get correct average rental yields over a period of time

Medical insurance is affordable if you go for emergency cases insurance only, even for old people. I bought a medical insurance for my 80 year odl mother for 1500 dirhams from policy bazaar. But my mom doesn't have any medical issues, so depending on the health of your mother, the policy could be more.
