Definitely not a wasted trip. You explored and gained more knowledge and that makes you wiser. After seeing this casa that was at one time was a families dream home, you realize what a peaceful and well desearved home you have. I feel you are really in appreciation of what you have. Sometimes, we just feel the need to see what is out there to look out.

It would be cheaper for to put something on your property in carrizozo. Judging by the cracks in the front step and the stucco you have a lot of hidden issues. Sounds like you're determined to getting the property. Good luck and open your bank account to repair this property

FD is a nice community. A lot of the resident go back generations. Some even when the fort was there. That place looks like a demo to the house and put in a repo manufactured home. Then all you have to do is put in the utilities. I bet the owner has too much in it to make anything just selling it as a lot. Whatever the lot price is the house adds $0 to it. Maybe $500 for the storage building. Don't know if you would be polishing a diamond or a turd. Well at least you got a nice trip out of it.

I usually see some potential in Rusty's choices of properties, whether or not a particular one is my own cup of tea. This property is nobody's cup of tea. For that reason, the price might get so low to tempt you. Don't do it. You haven't had any disastrous properties yet, and this would likely be the one to change that.

I think you’d have to get a contractor out there and figure out the cost of remodeling it in addition to the cost of labor for everything bc you certainly don’t want to do any yourself, plus it always takes 2/3x longer than expected. What is it about this town do you like so much more than where you live now? Why would you want this headache (now that I’m thinking about it)? You want to be able to travel, find yourself a good woman, and have some fun. She’s not gonna like all that work. 😀 I just did a video day before yesterday showing all the stuff I’ve got to do to get mine up for sale, and I didn’t even make it inside. At almost an acre, the yard work alone is nearly full-time. I’m exhausted. I’m soooo ready to leave, but I got myself into this, I have to dig myself out and it’s horrible. For five years I was busy working exhausting hours every day and working part-time nights and had no time to keep up with everything, so my siding looks just like your siding! 🤭 Don’t jump! BTW, it was built in ‘40. Also, if I was serious about buying it, I’d be walking around and talking to anyone and everyone about the home and its past and its occupant(s). Neighbors talk. Did you see that million dollar home on tomahawk?

Nope. My idea was still best Rusty. To handle the boredom, get a nice truck and pull a trailer to 3 or 4 different locations each year, 3 months at each location. Choose nice smaller towns with good libraries and lots of good walking areas. About the time you get really bored or sick of your neighbors it will be time to move to the next spot. No more money pits, no more RVs, no more realtors even. You could still do some traveling, weekend trips around each area, and so on. Kind of like this trip.

Hey Rusty, Have you heard of Camp-Inn teardrop trailers? They've been around for twenty years and are considered by many the premier teardrop trailer manufacturer. But their trailers are a bit heavy and very expensive. They started a separate line of all composite trailers they call the Road Toad. Super light yet very tough construction. They've got two models with the one I want being completely open inside. No rear kitchen, no cabinets. Weighs 400 lbs without options. Completely optioned with what I want would be about $13k. They offer 3 different ways to power the trailer including solar on the roof and connections for a power station. Would be a little rolling bedroom that should outlast me. And can be easily towed by a Corolla hybrid with a 1500lb tow limit. There are some good KZbin videos on it. I'd do the New Mexico state park primitive camping with a run down to Yuma area in the winter. There are other trailers with bathrooms that would work even better, but by the time you add up their costs plus a vehicle that can tow them you're looking at least $80k. With ongoing high fuel costs.

I would buy it for $35,000.00. Put in $200,000.00 to remodel it. Then I would sell it for $100,000,00 and take that money and buy an RV. haha. As one who flips houses, I see a bargain to buy it, but a mountain of money to repair it. Thanks for the tour.

I totally understand the allure of living within walking distance of the town of Ft Davis. I live in El Paso and that entire area has been a destination for my family for years - for many reasons - Balmorhea, the MCD Observatory, Ft Davis Drug Store - we go for the soda fountain and nostalgia, the Indian Lodge, and a community of very nice people. Many ElPaso families send their kids to Prude Ranch in the summer. It would be a BIG project though. There are a few homes on the same street that have been well-maintained, but are not selling quickly ( for example: 311 N. Davis St ). It may be a good legacy property ( but consider future property taxes) for your son even if you only do surface renos or just utilities for yourself - the home has a lot of major issues. Only positive thing for you and an RV (plus some rustic fencing around the entire perimeter to mask the surrounding properties) is the view of that gorgeous mountain and sky. And, you have a cute little town to walk to.

Before you buy a house, drive by at different times, like Saturday or Friday night ! check it out. I would even talk to the neighbors if they are out and about. See how they are, and what vibe you get. It looks to me like old school of generations living there, why all the cars. They may even know some construction people to help you. I did see s huge bulldozer in the video across the street, so you never know! I would get inside with the realtor first. At least this gives you an idea of houses that are fixer-uppers ! And like you said, you could live in one room and fix it up. I had a friend who would buy the worst house in the best neighborhood, and fix a room, then live in it as his investment while fixing, then sell. ! So anything is possible !

No need to move…Amazon delivers Grocery also. Maybe you could get food delivered to Fort Clark Spring. get a small deep freezer. Freeze a lot of fruits for smoothies. Whenever I go grocery shopping I grab a lot of fish for freezer...fry Fish in Butter then simmer with a couple spoons full of KINDERS COOKING SAUCE. You don’t need to drive so much with a freezer and Amazon. You can stock up on wine and beer also..

😂😂😂 Amazon only delivers fresh and cold/frozen foods if there is a Whole Foods or Amazon Fresh store nearby. They are not available in these small rural areas. The closest Whole Foods location to Fort Davis is El Paso (200 miles). For Fort Clark Springs it would be San Antonio (125+ miles). I’m sure neither town has Instacart or DoorDash options either.
