Agree that 1H25 should see a decline, i'd imagine a glut of listings will appear in Feb as people realise over the holiday break that they can't keep hoping for interest rate cuts if they're barely just holding on, and it will take at least a few months for theis glut to clear

Yes I think a lot of that is likely. Maybe it could be an increase in demand if people increase certainty that rate cuts are close. This would be pretty similar to 2024 behaviour too.

Yes will definitely change the way we work and may lead to some big changes in the industry. A lot of this started in 2024 too, and will only accelerate in the next few years

Generally house price falls over the past few years get buffered by rate cuts! (Not 22’ cycle) Not all the way back down either - that’ll trigger substantial price rises
