@@AusPropertyRedom there was a story about a double murder where all the news was worried about was the impact of the crime scene on the value of the house. We've reached peak housing market. Can only pump a market for so long before risk overtakes reward.

Appreciate your insights. This is the best thinking so far. I wish you the best and better times ahead. Please.. don't change and stay honest even in dark times. And it's coming... Negative gearing ending would be a. Similar blow to property investors in Melbourne but on a national scale. Won't happen today, but its been talked about and when times are tough, it's only a matter of time.. I'd say stay true to first home buyers, this ridiculous rampage of property prices is not good for any economy.. We don't need homelessness and break-ins as a consequence of that. The country might fail if this continues.

This is very kind, thank you! Melbourne has done the best in the country when it comes to housing supply, hence rents are a bit lower and prices are a bit more affordable. They correlate and provide a good way forward - build more homes
