No matter how cool the agent sounds, always dig like Jerry’s doing! Most investors would just take this guy‘s word for it, Jerry’s actually giving this guy statistics making him look like he doesn’t know what he’s talking about! Jerry let him fall right into that with the whole “500,000”“ comment. So we already found out the average price per square finished foot in the area is roughly $360 per renovated square foot.the this guy is not only over priced, the home needs additional work therefore he’s just wasting his time and his clients time with a smile

I've always loved the wholesale model but was taught in a more difficult manner this makes sense when Jerry breaks it down having the agent work for you is amazing

Jerry, a suggestion: it would be amazing if you could screen share while you are comping/ analyzing when you are on the phone with the seller/ realtor. This way we can also see what you are talking about. BIG BIG BIG THANKS for sharing the knowledge.

Awesome! No doubt that if every investor focused on their ability to get better deals on the front it. The rest of the problems would get so much easier. All of a sudden there are hundreds of ways to make money... I know that a lot of wholesalers are here, but this is also the foundation for any successful fix-n-flip/rent organization.

Is the buy price at the bottom included with wholesale fee or do you put that 15k on top of the buy price when selling to cash buyer ?

Hey Jerry what would you do if you were in my situation. I recently got my first offer accepted on a on market property and the Realitor is asking for 1000$ earnist deposit which I can’t afford. I can’t go to anybody to front me the money and don’t have the freedom to get a job. I can’t look for off market property because I don’t have mobility. What would you do if you were in my situation?

the comps you selected were bigger in sqft and had more beds and more baths then your property. how is that a comparable?🤔

I think if change ownership from "fee simple" to allodial in Texas and Nevada. The price of everything would go waaaay up.

So even at $475,000, I would still need to do renovations at $30.000, right? That’s not counting any holding costs and miscellaneous expenses, along with financing fees etc. So if I were to pay all cash, I could offer anywhere between the $290-$300,000 range. Agent: ahhh I don’t think he’ll go for it. You: I hear what you’re saying, but he does want to sell quickly right? Agent: Well yeah You: Perfect, not only can I pay all closing costs, but if you are able to get them on board, I can pay dual agency where your client won’t even come out of pocket and that will be a net payment to them at Closing. How does that sound?
