have been going to my best friends beachouse in Ocean Pines for summers my whole life. Love it down there! We live in Idaho now, but we will be there next week! we love to crab and fish out there, and you cant forget about Crabs To Go!

@@ReelJayB Military brought us here 11 years ago. greatest place weve ever lived in our life! but still love to spend some of our summers in OC! Grew up in a small crabbing town in Leipsic Delaware so its in my blood haha. Love taking the kiddo back to show him my roots. Ocean Pines is a special place and has been for almost 30 years of my life!

Last year I had my bachelor party at the beach, and stayed in a nice house in ocean pines. It's a beautiful community.

I forgot you showed houses that bumped out In water what happens with high high tide looked awful low

High tide doesn't affect them at all, they rarely flood. Only time they do a little is during extreme high tide and heavy wind. Not enough flooding to do any damage though.

I’m OK with the HOA as it also covers the maintenance of bulkheads for canal and river front properties which would otherwise be very expensive to cover personally. Just wish HOA were more active in acting on properties that need maintenance.

Is south ocean pines the first section you went by newer houses I was D/W in restaurant in college park from 1967-69 every Tuesday and Thursday we had party's either lake linganore or ocean pines at leat 30 couples free dinner look at videos I had to open up those cans of green beans almost as big as5 gallon buckets I think they said 65 they started plans lo g time ago

We didn't go by south ocean pines, it's further down ocean parkway. Ocean Pines has a mix of new and old houses, the only new development is on the south wide, which they are currently building. I'm sure OP has changed a lot since those days you were here!

I've got to throw the flag on that answer. Ashley help me out here I've never been there I worked in restaurant in college park that had free dinners to try to get people to buy a vacation house in ocean pines

Nice video. I think the biggest shock I got when we moved here was the water bill. Coming from Baltimore County our water bill ran from $20 to $30 every 3 months. Our first bill here was $235. A flat rate of $150 for sewer and the rest was water. People moving here have to remember that you are moving to a resort town and things are a little different here and it takes some adjusting.

100% agree. We have a minimum charge for water, it was drawn up in the plans when OPA put in the pipes. It was to offset full and part timers.

That’s not bad when I owned a home in Nj our water bill flat rate was 500. Even if you didn’t use the water and when you did use your lucky if your bill would be under 900. Per quarter and our property taxes are very high.

Ocean Pines, like many water communities has gotten significantly more expensive to purchase since 2018 unfortunately for those looking to buy

Is the bike path from the 90 underpass near Border Links a separate dirt/wooded path that goes to Library area OR is it the paved golf cart path?

Its a separate dirt bath, you'll see it on the right side of the cart path.

Do they have any things for veterans in or around the area? Is the a VA hospital or clinics near by too? Very nice looking neighborhood.

They have a VFW in Ocean City and Berlin. VA clinics are in Cambridge (an hour away) or pocomoke city (35 min away). I use the minute clinic if I need anything and the VA covers thr bill.

It's very flat. We don't like HOAs either, but you can't beat the amenities and location to the water.

Great video!. Ocean pines looks nice. I had a couple questions. When you do a beach day in Ocean city, where do you park and access the beach? Thinking about getting a vacation rental in ocean pines in the future. Also. Have you done any of the cruises the oc bay hopper offers? They hsve a few different options. Sunset, crabbing, ice cream. Or have just used the shuttle? Thank you.

Hey Joe! Beach days we go to the Uptown beaches around 142nd st. But really you can go anywhere. Ocean Pines has the beach club, I think you rental may include that, just ask the rental company. A lot of people who rent in OP use the beach club because of how convenient it is. For thr Bay hopper, we only use the shuttle because I have my own boat to do the other things. But the Captains last year were telling me they stay busy so the other things they have must be pretty good too.

Nice Video! All I'm going to say is to the people that decide to move there. It is a nice quiet place to live but there is a catch. If you are Married, Are a Couple or have a Family, it is nice to live there but if you are a SINGLE person, GOOD LUCK! I lived there for 14 years and it did not work out. Not going to much into it. I left.

Yeah, we have sandy soil. A lot of ocean pines is sandy soil. Are tou staying on the north side or south side?

I lived in OC area for a decade, a few decades ago --including Ocean Penis (i mean pines -- owner of a car mechanic shop changed the letters on the entrance sign one year lol), knew that was windjammer road somehow LOL - hadn't been there in maybe 20 years. Old folks paradise but the local cops preyed on us kids, maybe they've relaxed a bit, but I doubt it with the 24/7 media empires needing eyeballs so they keep everyone on edge. (crimes are all way down, but don't ask a tv watcher, they swear its never been worse.)

A lot has changed in 20 years, even the last 10 years has been a lot of changes. Since the pandemic, we've seen quite a few families move here. Of course we still have some Ocean Whiners around, but with so many people it's bound to happen.
