What do lot premiums range about and what size are the plots?

There is a pretty big gap with lot premiums as they range from $10,000 to $280,000 - the average lot premium for a lot on the woods is around $15,000 and the average for a pond lot is around $120,000. The lot sizes range from 0.25 - 0.36 acres.

My wife and I are planning to retire to Myrtle Beach in 12-18 months. On our list is: gated, 55+, master planned, low maintenance and a large craftroom for my wife. Any thoughts?
