He, congratulations you guys! A new flat! Very exciting. Well done. We renovated our cottage in Ireland 15 years ago after living there already 15 years. We took our time to make decisions and enjoyed the process. We are still grateful for having done that like that, and we are still enjoying our ‘new’ home every day. My advice is: do not hurry anything and enjoy this exciting time. Again, congrats!

Being one of those viewers that came about from that Room Tour video that boomed in everyones feed 3 years ago, I felt kind of emotional to see this new development between you two. Its an amazing acomplishment to buy a house as it it, but to do it in sync with another person must be wonderful, specially regarding the renewing aspect thats going on in the new flat. It's been such a pleasure so far following you two here via your videos and i'm trully glad that tour showed up for me. From there on, i've seen quite a lot of different things from your trips and wherabouts in Japan that we normally don't see, even if (we luckyly travel there). We have done both big and small renovations on different properties and have worked with three different architects so we experienced frustration but also lots of satisfaction.

We entirely made over a 1967 ranch style house. One design principle I followed that helped narrow down our choices was to only consider eco-friendly materials. We used tiles made from upcycled ceramic waste, cork flooring, sustainable wood flooring, salvaged glass block, low VOC paint, etc. The choices are unending so having a filter to narrow those choices was soooo helpful. Of course you still need to be happy with your choices so make sure your filter not too narrow! We also paid alot of attention to updating the infrastructure: electrical, HVAC and plumbing.

It's going to be a real joy to be able to develop a space designed for what you need, without having to worry about leaving a mark on a cabinet or a fingerprint on a doorframe. I'm kinda jealous - but also thrilled ya'll getting a chance at having something that's yours. Congratulations! My tip would be to remember it will take years to perfect your home. It is sometimes tempting to do everything straight away, but you’ll understand the space better the longer you live in it.
Excited to see how the renovation goes! For storage, highly recommend an IKEA couch /sofa that opens up and you can store things inside. Other brand probably make them too 🌱
I am interested to see how you go with your plans. We are also planning to buy a flat this year and have a lot of decluttering to do. Good luck with your renovation!
Living there would be helpful. I renovated my house before moving in. There are things I would change now that I didn't even think about. Just get a real feel for the space.

おめでとうございます!🎉。 We bought and renovated our home a few years ago, during the pandemic. Initially we thought we wld just do a partial reno as home was in pretty good condition. But we ended up with a complete overhaul including restructuring a few walls. Our reasoning was its hell to live in a space being renovated, so we might as well do all the major works in one go while we were still living elsewhere. It was the right decision. We had help from an interior designer to manage the project but there were many design and material decisions to make as you mentioned. Also during the pandemic it was hard to get certain materials and we did have to end up with 2nd and 3rd choices. Overall happy with the outcome but few things I would change; making sure the ‘right’ contractors were engaged for jobs like wiring and plumbing, I find some things were not well done. Focus on practicality and usage, things you touch and use often should be made with hight quality materials like knobs, handles, faucets etc. It is always a battle between quality and staying within budget though. Our interior designer was good at keeping us within budget, but I wish we had spent more on quality (but its hard to know what you don’t know!). As for your flat, when I saw your title my first thought was I am sure they will prioritize bright, airiness, and sure enough! Congratulations and your artistic eye will guide you through 😊

Congratulations on your new home! I’m not sure if my experience is helpful, but when I bought my (75 sq m) house in 2022 after years of renting the reality of it came as a huge unexpected shock! I’d never made my rented place my own in the way you both have with your current flat, so I was expecting when I moved finally to feel like I was ‘home’. I thought I’d been super organised and found a place where not much needed doing and I could just move in and get on with my life, but as soon as I got there I realised what I’d bought was a huge to-do list with a similarly sized debt obligation to keep paying the mortgage. I’ve since calmed down a lot and started to enjoy the place and live with the imperfections while making slow progress, but at least in London it’s terrifyingly expensive, slow and difficult to get any kind of work done to a good standard, so fixing all the big stuff at once isn’t an option. I assume in Tokyo the baseline standard of housing is higher than here, but my advice would be that however much planning you do, there will be things that are wrong or just annoying that you didn’t anticipate - if you’ll have both flats for a while though, the overlap should help you rule this out as much as possible. Trying to get rid of possessions you don’t need or are just ambivalent about is also a really good idea - even after thinking I’d done this I still have lots of clothes I never wear and random bits and pieces still in boxes after nearly 2 years! Congratulations! I have renovated twice in different countries so understand approaches differ accordingly. First, purchase quality fittings with high touch points as you will want them to feel good in daily use but also durable over long period of time and use. Second, if doing tiling consider a tile that absorbs moisture and smell (they are manufactured in Japan !) as it could help crate a better atmosphere for the home. Lastly spend a bit more on quality VOC paint as it more durable, less smell so you can move in without the discomfort of the unpleasantness. Otherwise enjoy the experience to experiment your own space 😊

Congratulations! My advice is to live in the apartment for at least three months before making any major decisions. Get a feel for what it’s like to live in at all hours of the day. Don’t rush to put your stamp on it. Spend time assessing its strengths and weaknesses before taking action. Enjoy the adventure! 🎉

After we bought our house I especially planned my kitchen area for ergonomic storage and enough work space, easy to clean surfaces, short distances between sink, stove, fridge, placement of gadgets. Took me 6 month until the kitchen with customised furnitures and appliances were successfully built in. Customised furnitures are incredible but it needs a lot of time to decide on every little but important detail.
