Whatever the estimate will be from the insurance company will definitely be on the lower end of whatever she'll be paying for it. I've been adjusting for over a decade, and those estimates are no frills estimates. It will give you a base, but I would definitely only use it as a base.

I used to be a Civil Engineer (no longer, wasnt for me 😂), my recommendation on the design pricing is to make a list of personal criteria and shop around. If you're looking for all-inclusive services it'll likely be more expensive, but I would recommend reaching out to at least 3 companies before making your decision. I hope you fond the best company for you. ❤️

I just bought a townhouse and started rewatching your vlogs when you moved into your townhouse, and I’m excited now that you’re redoing your townhouse! My mom did a lot of remodeling on her house using contractors from home depot and it was like 10k for floors, 10k to redo the bathrooms, and I think another 10k for new cabinets and hardware. I think if you know what you want, then skip the 21k for the design and get reputable contractors to execute the designs you have in mind. You’re very creative and thoughtful, I think you have the aesthetics down and don’t need them 💖💖

I was just going to say this. I went to school and worked briefly as an ID and in my head I already quoted $20000 just base price. Sounds like the entire project will be around/just under $100,000

Construction and design girlie here! The price they quoted you is a little high for the scope but being located around Atlanta could also play into that. Estimators typically have set markups for different cities and usually the bigger the city you're near, the higher the markup is. But when it comes to Construction I would see how their contracts/bids with their contractors are set up. If they have a project manager on their team that oversees everything but they outsource general and sub contractors they could be charging you a double mark up (a mark up from the subcontractor on top of a markup up from the general contractor). It happens a lot and lots of people aren't aware so it's always a good idea to get multiple quotes!

I’ve been in the design industry since 2017 and that price is spot on. If you have the time to take on some of the work yourself you can but (if they offer that, some designers are all or nothing) but since you’ve been super busy lately if you can swing it I HIGHLY RECOMMEND having the designer take care of it all for you including the project management. It’s such a blessing to have ppl take care of all of that for you. It can be super overwhelming if you’ve never done any design related tasks before.

Interior designer here, this is correct.It's actually not badly priced, it's a lot of work & you will be able to visually see what's being done with the renderings. The project manager will basically make sure everything is done correctly and make the process stress free. Also, if you don't feel comfortable get 3 bids from different designers and decide that way with your manager. *If you decide to DIY, beware of contractors trying to overcharge you because you don't know how much things cost *similar to mechanics*

I just renovated my entire first floor (Kitchen & Foyer down to the studs) using Lowes, My experience was AMAZING and the results....Im in LOVE! The design and project management was included because I purchased all of the products from Lowes. It was great because I paid Lowes and the contractor didnt get paid until I confirmed I was satisfied with installation. Note: You are not limited to the products in the store....the selection online is much larger. I am in the DMV, but Im sure Atlanta will give a similar experience.

I had my entire down stairs redone on a 1500 sq ft. But it was 2018, cost for designs was about $2,000 and granite slabs, removal of pony wall, installation of an island, new cabinetry, new appliances, all new flooring, paint, trim work, baseboards was less than $20,000 at the time. I would def get another quote and probably another design team and get separate contractors. Of that price doesn’t include the actual Reno.. 😅

Babes you could lease this town house and buy a new house that already has the vibes you’re looking for with less potential renovation and you’d put down 5% instead of 20%. You’d be adding residual income while living in a home that’s already built to your vision! Just an idea bc the amount of this renovation sounds like the amount you’d put down on a crib😭

All you need is a broker that can find you a couple of contractors/design companies for you. So they provide with cost for comparison. Also, never accept the 1st quote always negotiate. Re your house, if you can, set up a few viewings for flats that have the setup you want, so you can take inspiration or even rent for a short period until you decide on what to do😊

Yes my cousin is a designer and this sounds like it is right on. You have to keep in mind the amount of time it takes to design, that includes coming out to your home and the research on the design to make sure it flows. I would get 3 quotes and compare work before making a decision. Happy Designing! I can’t wait to see the how it all comes together!

If you can get a great contractor, you can definitely do the work your self. Also, get a estimate from the property insurance so you aren't being overcharged for the work. So many exciting things in the work in 2024. I am so PROUD of you!!

Hey Alliyah! Atlanta Realtor & Interior Design student at SCAD here. Honestly, their flat rate isn’t outrageous. I honestly thought you were going to say more. I would see if they would come down some but I don’t think they are getting over. Some designers will charge a flat fee, hourly, or percentage of the total cost of project. Seems like you’re doing a pretty large scale project if there are walls coming down so I assume they are looking at the large scheme of the total costs are charging you from there.

Omg I can finally help you w something lol, so that price isn’t bad, I feel like it’s mid-range for the level of renovation you’re trying to do. I worked at a high-end design/build firm in DC and their initial contracts ranged from like $10k-$45k for blueprints, digital design & 3D renders, then for everything you’re trying to do with luxury finishes, it would honestly cost at least $150k to $300k+ for everything (materials, labor time, project management, permits) depending on whether you go crazy with like marble, appliances, etc etc, and this was back in 2018/2019.

That pricing seems accurate! When i was working on my job’s office building design, we got quoted $500 for ONE VIEW (like one POV) of a 3D rendering for 1 room! so if we wanted the whole room it would be more like $2,000 so imagine that x the rooms in your house + all the work they’re putting in, i think that’s a good price! especially if you like their work
