I would say 3 is my favorite one!!! Love it and a 3/2 is my favorite floor plan!

We have lived in Waco for 6 years. We moved to Texas a few years before that as I was very ill & we needed a lower cost of living. We first were in & I was very unhappy in Keller DFW! Stepford Wives subdivision after subdivision where you are stuck if mom's taxi service is closed, no place that my kids could walk to, just 2 entrance/exits from each subdivision, no public transportation not good! I saw the first season of Fixer Upper, & as their brand and celebrity could not support all the empty time in the episodes, the cameras really showed everything around Waco, and the prices were unbelievably low! The next school year, we went down to Waco for weekends and just explored. I'd find these incredibly inexpensive houses on Zillow, my children would stay at the hotel pool, & I'd drive around! I was set to make the move, & when the school year ended, we moved to Waco into a condo with a short-term lease. With it being a University hometown, short-term leases are easy to find. Let me explain what the prices were. PRE-renovation small homes needing gutting were selling for no more than $30-40/sq.ft.: many for less! These would have been similar to the house you featured in your video. Beautiful, grand Victorian homes on Colcord with no need for any major renovations were all selling for around $200,000: $90-100/sq.ft. OMG!! This is the truth! I found ours within hours of it being listed on Craigslist! The seller was a first-time flipper & was doing everything with one other worker. They were repairing electric, plumbing: Just the big things. I went right over to see it, walked through, & gave him $200 good faith deposit. Now we do little by little on renovating, hiring people that others have recommended. The orange '70s kitchen is going out! 4br/3ba, 2200sq ft. He bought it for $50K, at public auction....which were weekly on the court house steps at that time. He needed to have a very quick turn around...I think this was really in our favor. We closed & moved in 4 weeks later! $80K!! I know prices will never be that low again, as the dollar is worth far less than it was when I purchased our home, so it costs more to purchase the same. We needed a blessing and I'm so thankful. We had originally needed to leave the beach in SoCali, where all of my children were born, as I became ill. It was hard on my kids and I. Came to TX, as being a vet previously stationed here, I knew TX was family-friendly. The public bus going downtown is not even a 2 block walk from our home. I have never been to the 💥💫Silos🗯💤! It is amusing to see the chartered buses pull in every Friday afternoon! We joke about it. It is mostly all pairs or small groups of women who have flown into DFW for their girls weekend in Magnoliaville! I think most are fascinated much more by Jo than Chip! I don't know your name....the guy who did the video. I'm glad you did the video, as I was able to see the cookie-cutter renovations which have just been rolling out so quickly: what I did or did not like. It's too bad that original hardwood floors are not refinished. The engineered wood floors are no match. I don't know if it's part of your shtick to put down the city you're highlighting..."there's nothing in Waco" or as you quickly increase/decrease the size of the Waco map..."It's all the same!" You're not hurting my feelings. I just can't imagine, based on this video, people choosing you, especially to sell one's home! Also, property taxes are high, which makes it more frustrating that the 2 public high schools provide such a sub-par education. There are a number of alternatives. There's a phenomenal Prep School for grades 7-12, many Christian schools, Reicher Parochial (which is not any better than the public schools,) & a Classical Education private school as well as charter schools. You know it's bad when there are instagram pages and youtube channels solely for fights at the public high schools, with multiple fights usually posted daily. Kids know when fights are going to happen. It's a nucleus of the same players. I believe the cause is #1 a lack of education: very few teachers & students are excited about learning, #2 a lack of effective leadership & #3 boredom. But there also are all AP & dual credit courses. Some teachers really do care. Something is seriously wrong when a teacher is having a bad day and, with no warning, picks up a chair and throws it across the room! There is a great community college, MCC, and an excellent trade school TSTC. There is a VAMC here in Waco, mostly PCPs and clinics. In Temple, there is a phenomenal VAMC. Baylor, Scott, White, Hillcrest (I'm sure the name of the medical center has gotten longer since I started this post!) ER & Hospital is very good here, and in Temple. Waco is a GREAT place to live! I believe we're here to stay!

Ooooooof, those first two are way overpriced for their neighborhood, size and lack of garage (Waco gets...weather). It's a little rough. Not *that* bad, just a bit rough. It's gotten some infill development in recent years, but those two houses still feel way, way overpriced for what they are. The last one is in a slightly better area, but again, are they nuts with the pricing? That little house isn't worth that.

So arrogant when describing my home town. There is so much to do in Waco. And 12th st is ghetto. Anywhere near the river or the “cute little” Cameron park is dangerous. Just look out of the windows of these houses in the video. The neighborhood is dilapidated.
