That’s actually a fair price for a house that size, is not even about experience but because any job that has to do with roofs is considered dangerous, great job man.

I've never found the brush and softwash method to work well on concrete tile roofs. They are just so rough and porous that they hold onto the dirt. I've pressure washed them before using a surface cleaner and a turbo nozzle for the caps/valleys. You just have to be careful what angle you are approaching them at so you don't get water underneath. They come out looking amazing though.

Just bought a new 2.2 gpm northern tool bleach sprayer AND got a tiny trailer to hold it for 400$. Its not much but I can get work done

You need a pair of Cougar Paw boots to walk that roof. They stick much better then tennis shoes. Ive been a roofer 35 years I've tried them all

I agree. Tennis shoes or white rubber can get you killed or seriously injured. I’ve had two slips with the wrong shoes. You need boots with good quality thick rubber soles.

Spencer, I'm just curious would it be easier to spray the roof wash first (SH) on this tile roof. Kill all the moss and lichen, then rinse it off.

Potentially but it would take weeks and I’m not convinced the moss would rinse or blow off that much easier but might be worth a try

I don’t, I’ll usually rope up to the ground or something on the opposite side if necessary

I have. The tiles are easy to remove so you can locate the rafter to fasten the anchor. I sometimes propose permanent roof anchor installation projects to the client as an add-on handyman service.

You just answered your own question, but mostly require you to have insurance. I wouldn’t suggest you do that, especially with bigger houses
