@Veej77 - thanks for your comment and you’re absolutely right. Having an outdoor space in the City is such a benefit. Especially if it’s in a neighborhood where there’s not a park within a short walk.

I love that long hallway with the break at the stained glass. Beautiful place!

@vickilindsey4499 - I agree, it’s one of my favorite features. I love the slight curve to the hallway; it kind of invites you forward to see what’s around the corner and stained glass always adds so much character!

I know it’s not your fault, but the set up is so typical of SF, to maximize space even if it doesn’t make sense lol! The layout is awkward, with the “primary suite” being right when you walk in, which was clearly originally meant to be the living room. A ground level bedroom that faces the street just doesn’t feel safe. What is now the living room, was once the dining room (as all historic SF houses all have big, spacious dining rooms). I know the owners are trying to make it marketable, but this really should be a two-bedroom home AT BEST. Thanks for showing us all these beautiful homes! This is my city and I love it ❤

Hi @sofia7374. Thanks for your comment. I do agree with you; the reality is the front room (BD 1), was most likely - as you said - originally a living area/parlor, with the adjoining room (BD 2), likely a living area/parlor when first built.

$1.4 million...unbelievable. When I lived in S.F. in the 80s, you could rent that $800 a month, probably buy it for $150k.

@@tonyknott17 i always dreamt of moving to San Francisco but i have roots on the East Coast so i most likely will never move there. I think videos related to neighborhoods and what each neighborhood offers will help your clients see why buying this property in this neighborhood will be a great find. I enjoyed seeing videos of property including new construction. As someone who visited San Francisco once i was always curious about different neighborhoods. I think having an extra video linked to a property video which highlights just the neighborhoods and its offering will make potential buyers get excited about buying a property based on its location. Hope this helps!

Thanks for the suggestion as well about the neighborhood videos - I do have a handful of those on my channel, but I like how you pointed out linking them to specific property tours in those neighborhoods - that's a great idea, and I'll definitely do that!

Awesome Victorian, just not a fan of the big bedroom right off the front door and not a fan of how narrow the living room is. This was a total gut job so it could have been designed a lot better. Also, making Bedroom one and Bedroom 2 connected is just weird with no privacy - it reminds me of how they used to cut up old Victorian homes for rent in Haight / Ashbury district during the 60s. THIS IS A BEAUTIFUL CLASSIC VICTORIAN home SF is known for - and what we all love. However, the the layout is ###. And exactly where is lower Pacific Heights (on the border of the Fillmore District?)

Hey @danielbecker9836 - thanks for your comment. I agree about the living room and the two bedrooms being connected. The truth is, the way these older homes were constructed, the front room (BD 1), was probably never intended to be a bedroom. In fact, that's possible with the adjoining 2nd bedroom as well; it may have originally been a formal dining room + living area/parlor when first built. Lower Pacific Heights is a small area adjacent Pacific Heights, bordered by California St. to the north, Geary Blvd. to the south, Presidio Ave. to the west, and Fillmore St. to the east.

So the 2 stairways in my " exclusive space " yard are actually just fire escapes ? Living room belongs in front by the street . Bedroom belongs in back .

@AAWGASHTADS thanks for commenting. You're correct about the stairways - they are fire escapes, which are required; the backyard is deeded to this unit for it's exclusive use. I think reversing the living room and bedrooms as you suggested is a great idea; that's just how the property was staged.

@bluebugaboo3344 Thanks for your comment! This particular property is typical (size and price) for a condo in this neighborhood (Lower Pacific Heights). For single family residences in this neighborhood, the median price is $2,895,000, and is about 75% larger.

That’s not a primary with that 2nd bedroom attached to it like that. Where’s the privacy? Turn that part into a dressing room for the primary with its own en-suite and I’ll go along with it.

@lornamarie5544 - Just to clarify, I said it was being used as the primary bedroom - not necessarily how everyone would use that space. Also, there are parlor doors between the two rooms, so you could close those (not sure if I mentioned that).

The backyard is not that big! I can’t believe what people pay in CA. for such small spaces. It’s crazy! And then 400$ more for HOA!

@cathywhite169 - thanks for commenting. You’re right, the backyard is not that big. In fact, there are very few properties in San Francisco with large yards. It’s just the way the city was built out over a hundred years ago. $400 HOA is pretty typical in San Francisco.

Perhaps turn that small outdoor space into a 2nd bathroom. 1 full bath for 3 bedrooms is like 🫣

@lacynylons6317 - very good idea. Part of that outdoor space is adjacent a closet on the interior of the home, which itself is adjacent to the 1/2 bath - it could be possible to extend all of that and make it into a full bath. Are you an architect by chance?
