Landlords dont just feel overburdened with tax, they have been ever since section 24. My rent went up in line with the extra tax bill, literally passed through to my tenant who was enjoying below market rent and now pays at the top end, so i was lucky i had that headroom to pass it on but most landlords dont.

Rest assured you English Landlords, when you have new legislation imposed on you - as us Welsh Landords have - and, likewse that legislation is so badly worded that in my case, when I had a query in regard to one aspect of the RSW legislation the two Landlord associations I belong to provided me with different interpretations of the legislation then one has to wonder "why on earth are we bothering". Politicians have little of no idea - even though I am aware of several current and historic politicians who own properties themselves for letting, but of course they employ the services of an agent to manage the properties so are blissfully unaware of the realisms of being a Landlord. The housing problem will continue to increase due to the obvious pressures as indeed will the pressures on the Health service, education d other services. At the same time we landlords will, without doubt, have greater impositions placed on us whether it be financial or legislative, because we are - in effect - an easy target. I don't know about you but I have decided who I will vote for and it certainly is not any relatively established parties for whom I have voted for previously in over 50 years of voting.

Hi Don, thank you so much for sharing your experience. We've heard that Welsh landlords are unhappy with the change to their legislations. What do you think has been the hardest change? Are there any changes that have been positive for you?

Be careful what you wish for. The attack might be to prevent landlords from selling a property if they have anyone living in the property. Food banks provide a service that the government should provide. I can imagine this being extended to landlords.

Any more unfair tax targeting of buy to let landlords will be a disaster for tenants. I will have to raise the rents.

Time for more social houses for people who can't afford these crazy private rents. When the average salary is £27k. And a 1 bed flat is £1000 a month rent and you have to prove £33k income something is seriously wrong.

When landlords are forced to sell the Banks have already stated they want to become the largest landlords in the UK. Rents will sky rocket. This is why the present government said that all rentals would need to be rated C for energy efficiency. That already forced large numbers of landlords to sell over the past few years. The Labour party will be even worse.

Anyone heard whether REFORM are going to keep an idiotic 'Renter's Reform Bill' of some kind? OR are they the only Party who have realised the suffering of Tenants this will cause?

We need a someone new to rule this country. Labour and conservatives have failed this country. Everything in this country is out of control from, bills, rent, NHS, border, anti social behaviour, immigration, poverty… the list goes on. The system in this country targets the poor not the rich. Pay tax all your life and when you need help you are forced to get any job regardless of your education just to get of the system. They don’t tackle the problem from the roots.

Conservatives promise 300k/ year (5 years between elections) = 1.5m ... Labour promise 1.5m the same Conservatives weaken regulations to allow more growth in cities .. Labour says it will boost growth in cities Conservatives say build on brown and grey - Labour agrees. Conservatives have largely failed in their programmes because of external factors - Financial crisis, Covid, Supply line crisis, Ukraine - I think they are basically the same and Labour has chosen to follow the Conservatives for cynical reasons... get voted in and then push through some crazy leftist agendas.
