What Happens the Week Before Closing on A House

Before closing, a final walk-through the property with your realtor to make sure the property conditions have not changed. At least 3 days before closing the closing documents are sent to the buyer to review. At closing, a picture ID of buyers is required and funds are paid (can do this in advance) by cashiers check or wired funds to title company. After closing, the deed is eventually mailed to the buyer, this can take a few weeks.

Probably a question for our lender but when you say not to transfer money it has me thinking. The wife and I close in 9 days and have our cash to close in 2 separate accounts. I would rather transfer to one account and get 1 cashiers check, does that every cause a issue?

What if you don't plan on actually moving into the property until 30 days after you close, do you still have to transfer the utilities a week before closing?

You shouldn’t have a home without utilities on especially in the northern states where extreme hot and cold occur, honestly it’s not much difference for an extra month, I’d just keep them on.

This was really great information. I live in California so its probably about the same here but it could be different. I am currently trying to see if I can even be approved for a loan. I pray to God that it goes through and I can be approved. Once that happens there is a lot of things that need to change around here. My fiance she will have to go to the city that we want to move to to get a job. We will live in the house we are in until we actually come to closing time. I don't know when or if this will happen but I am trying not to be afraid of rejection.

This is a requirement from your lender. All lenders are different so make sure to ask them. Usually it is 1-2 weeks before closing.

Some lenders will question why a cash deposit was placed and mark it as a red flag. Please consult your lender as every lender is different.

We did the walk through the same day as closing and the house was trashed. Dog poop and pee everywhere but i didnt want to postpone the closing so i paid someone to clean it. It was hell the entire thing from start to finish
