I tried that too, letting the tenant take care of the lawn and snow they don't just and it's especially with a multiunit. It's best you take care of it yourself. I still actively managing my properties..

Create the deal yourself. Find an empty lot for under market value and get a loan and pay a construction company to build a duplex at $75-$100 a sq ft.

I own a few rentals in Miami FL. And for your #1 point. Get a property manager. They should already be a rapport with the locals and know who can be good tenants. #4 many of your bullet points would ni be an issue if you get a prop man company right off the bat. Maybe it's an east coast thing vs west. Anyway yes real estate is the best investment for the money.

Giving a tenant responsibility outside of their own unit, never works out. I provide services, and bake it into the rent. For snow removal though, I do not include include snow removal in the lease for liability purposes, however I have a service that does it

It sounds like your perspective has changed somewhat since you posted the original video. In particular you are now acknowledging that the tenant although aggressive and in default made some good points. I appreciate the new insight and it helps reconcile what I saw in the original video. Here is my advise DON'T SELL, where are you going to put 250k and get a yearly income of 7k? You certainly don't want capital gains after deprecation of the property. GREAT VIDEO!

Chandler, since the eviction protection is done and over, what happens to all those months that tenants didn’t pay? Are there government programs out there that help pay those or do you write those off? And what do you advise us in case if it happens again for owners? How do we prepare for things like that and what are ways to help get those paid when tenants don’t want to bc the government protection? Is there a way to sue the government as well? Are there other loopholes to this? Want to know your thoughts! Thanks 😊

I clicked on this video because I live in Colorado Springs, Colorado. We're one of the fastest growing cities in the country in terms of the cost of living. Its great your all making money off of this stuff but its hard for me to see shows like this when so many people everywhere here are struggling as hard as they are because apartment and rental prices have just about doubled from just a few years ago. these people are struggling because people like you all are milking all these people for every last nickel you can wring out of their already tiny paychecks. to line your pockets. Maybe half these people are shitty tenants or were irresponsible with their finances, whatever. im just chiming in because its amazing to me to see people so excited about what theyre doing, when it is directly responsible for stripping the quality of life from others. but hey, you got the big house right?!?!? great job guys

Check and see if you have friends that live in good but well priced areas. No matter what people say, two people can and do accomplish more than just one. It isn't about how many houses you have...it is all about the financing. To that point...financing basically means whether you earn money or waste it on interest. If an out of the area lower priced home pays you a good percentage, it may be worth looking into. Or....find a small building that can be zoned residential and commercial.

This property with the mixed couple, looks to have been built in 40's, in southwest Detroit these 🏡, brand new were 44,000, now houses are being torn down, not replaced. 20,000 will get you this same property, the same property in Lincoln Park Michigan will cost 150,000, now marathon oil company wants to offer bare minimum for the property, the land is more valuable than the homes, which eventually, entire neighborhoods are being leveled, and 500,000 dollar homes will be built, some will be industrial property, my point is the people that rent these places are usually subsidized by the government, or the people have a annual income of 30,000, or less. What is it that you feel justified laughing at and using these people down on their luck for your entertainment.
