It feels really good to let stuff go because I was honestly just hoarding which I’ve done in the past plus the money will go towards something we can all enjoy. I’m stressed out though because even when I shift funds into a home I’ll still be in debt and paying a fat mortgage so it’s all still stressful but I’m rocking with it still because I promised Dyanna I would get us into a bigger home. 😎

I would have to agree some stuff I’m gonna take a loss on but in the long term I’ll never regret putting the money into property. I just hope we can refinance when the rates go down… thanks homie 😎🙏🏼

Hey Orion, best of luck to you and the fam, just found out I’ll be a Dad, I’m also in the same boat as you trying to buy my first home, we take care of my wife’s two siblings ( plus the dog and cat) but we need a bigger space than a 2 bedroom apartment, I was thinking of selling my whole collection as well just to get money for a down payment faster, i can always buy my collection again at some point. Probably wouldn’t beat PMI but it is what it is homes are around that 400-500k range for 3 Bed 1-2 bath, love your content because I feel that connection with you on life/hobby aspect. Anyway keep us updated bro!

Hey brother congrats on the new addition to the family! I’m so happy for you! Just like Pokémon the housing market has price drops too. Watch for the best prices and you will find the perfect home I promise. We’re really wanting some of the homes we’re looking at but in the end we have to buy within a budget and if we can beat that budget even better. Beating PMI is very important too for sustainable living. I would highly recommend selling your collection as you can always rebuild. Your sacrifice will never be a regret trust me. But if you can just save and prioritize saving that’s fine too. I’m only selling off more stuff or my cars if we absolutely need it. But patience pays in every market 😎🙏🏼

Definitely can’t blame you for making the moves you’re making, and as a finance nerd myself I think you have some flexibility with buying this new house and how you can approach buying it but I would definitely try to keep the current house to rent out.

Also if you have it in a HYSA the interest on that isn’t bad so that can help a little bit too.

Renting out is almost a no brainer. I suffered so much to make the first house happen and I have so many memories here it’s too difficult to just sell the place we started our family in. But I’ll admit selling the first house would make us cash flush. But passive income and paying the rate I think is more important long term. 😎

Wishing you the best Orion. I’ve been selling off big chunks of my collection too just because life is getting so expensive. Also you may want to consider the case premium that certain sets get before you start breaking down cases. Even Battle Styles I think has a slight premium when in case form. Might help you reach your goal a little quicker idk. Either way keep it up man 🙏🏾

Thanks Cozi! I think a lot of us are a little financially burnt out from the last few years collecting at the new all time highs.. it’s been brutal sometimes. People asking market on everything has left a sour taste in my mouth. I’d rather just sell off and if a good opportunity to buy someone else’s collection arises I’ll do that instead so I can sell and make it more sustainable. Life is getting expensive that’s for sure. 😎

This is good for us sealed product investors! 😊 The idea is that you have to hold longer than everyone else to make profit so as people sell off their sealed stuff like this your own sealed will go up!

It’s great for you sealed product investors for sure because of getting a good deal and I won’t be first or the last. There’s going to be some dumping of modern products soon I’m sure of it. Life changes and things happen forcing our hands. Anyways thanks for watching and supporting 😎

@@orionsires Eh idk about that I think vintage will have a dump before modern. Afterall the youth today who will be tommorow’s collectors don’t really care about vintage. They’re going to have a nostalgia for what they grew up with. So I think 10-15 years from now when Sw/Sh is vintage on its own those generations will be paying big bucks for the product they grew up with like Evo Skies and Moonbreon. Rather than say gold stars and 1st edition base set which they have no nostalgia or love for due to being before their time.

Family is everything. I knew this was coming but kept avoiding it and so now I’m accepting my situation and hoping this is the right decision long term. It’s all very stressful, but just a new direction for now… maybe I come back nose diving into the hobby 😂😎

It’s never easy selling your personal stuff man and it shows but yeah your family / life is way more important. I struggle to sell off a few of my stuff occasionally also especially those that I’ve always wanted but at the end of the day family etc comes first

Absolutely a tough decision but at the end of the day I’ve always felt a bit lighter and freed letting things go. Everyone knows this. It’s embedded in our dna to collect things and store them over time but it’s also embedded in us to be free from all of that stuff. It’s just stuff. But man I am sad seeing this stuff go so soon. I figure when we’re in the new home some day I’ll think “yeah this was worth it” as my kids play and run around the house. 😎🙏🏼

What’s real estate like in your area? Avg house cost? Your house cost? Always curious haha

Charlotte I think is the 13th fastest growing city in the US so a lot of people are flocking here for jobs or housing the cost of living is great IMO still expensive but overall solid. Taxes suck here. Avg home cost 3-400k but there’s townhomes and condos that are super nice below 300 and some houses mid 400’s which is where we’re looking that are also very nice and spacious for the price. Our home is currently valued at 400 and that’s without knowledge of the updates we’ve made such as the bathrooms kitchen sunroom and finished garage. I really don’t want to sell because me and my dad did a lot to this home together so there’s sentimental value in this home. That’s why I’m selling all my sealed stuff and slabs I don’t need. Yeah the house we’re in now could work but if we happened to have a third kid it would just be this all over again and I’d rather buy when it’s semi affordable right now opposed to the next year or two when prices rise again. 🤷🏻‍♀️
