What I think is that BB3 is directly related to BB1 and not it's part 2. So Kartik and Tripti shift to the mansion but end up realizing it's haunted by the ghost of Madhuri Dixit because a king slaughtered the love of her life. Then Avni appears to help the couple to discover the ghost of Manjulika, but Avni accidently gets possessed by the ghost of Madhuri which results into that chair lifting scene. And then, the couple takes the help of Dr. Aditya Shrivastav. And this will somehow result to the final battle in which Dr. Aditya orders Rooh Baba to pretend to be the king and then Avni comes up. The duo of KA & AK will somehow push the spirit out of Avni and then will apply some psychology to finish off the spirit of Madhuri. (Theory)

Aur saarey ghar walon ko lagta hai ke uske andar Manjulika ki aatma aa gayi hai kyun ke Manju ke marne ke forun baad Kunwar saab ki death ho gayi. However, Ruhaan ko ek baar Anjulika ke aankhen dekh kar pata lag gaya tha ke woh possessed nahi hai balke psychologically ill hai. Toh phir, Woh aur Reet milke aik psychologist ke paas jaate hain (Akshay Kumar Cameo) aur phir ek unconventional method ke saath Anjulika ke is disorder ko khtm kar dete hain. Aur end pe aisa hint de dete jo ke yeh batata ho ke Rooh Baba aur Dr. Aditya dobara se team-up karen ge Bhool Bhulaiyaa 3 mein.
