True. My portfolio was diversified across several markets with the help of a financial planner, and were able to achieve over a million in net profit among high dividend yield equities, ETFs, and bonds. It is vital that you have a variety of exposure, including in firms that are currently generating cash flows.

Great video Jamie. I think the government has not helped the country with section 24. I am one of those land lords who works an normal job and have 4 BTL's in a private name. Mt tenants have always had really cheap rent as I believe in great houses and an affordable price. Due to the interest rates going so so quickly in the last two years I am now breaking even, over the next few years I have to up the rent just to cover the tax I now need to pay. It would have been great if the government would have allowed a window of time so you could transfer the houses into a Ltd company without paying CGT. I think their main intention was to stop individual landlords and guide people towards companies and making the industry more professional.

Completely agree - made worse by higher interest rates on B2L company mortgages and the payment of SDLT and GCT on the transfer of property into a limited company which normally had increased in value. The overall result - increased rents which again demonises landlords and then round we go again!!!

Here's a question, I am buying a house and turning my flat into a buy to let. The income generated will take me over the £50k threshold with my salaried job. I hoped the income earned from renting the property would contribute towards my house mortgage but do not want it swallowed up by 40% tax? I want to begin to build a property portfolio but what is the point of keeping this flat and not selling it if I am just getting taxed to the hilt on it. People have said about LTD but you have to spend to save (IE business expenses). What can I do or am I missing a piece of the puzzle?

I AM NOT A FINANCIAL ADVISOR so speaking to a tax advisor would be good. Having said that, all roads lead to a Ltd company. What many people do is find a tax efficient way to take advantage of the tax allowances and find a balance between that and NI to optimise what you should pay yourself to earn a tax free income. With the rest of your income, you pay yourself from your company in dividends as this would be less tax. In your situation, you could keep the money made from your property within the company and build your investments or you could pay yourself more via dividends that will tax you into the 40% tax bracket but you'll be paying less in taxes. But again, I'm not a financial advisor and I think you'll save money in the long run by having a chat with one.

Any rent you get if property is in your personal name is dead money. Actually worse off with this phantom rent you’re paying tax on. Money that you never saw. Will have to sell up

Maybe I need education - but isn't there a basic rate allowance added at the end of the tax calculation which negates the impact for small portfolios and basic rate taxpayers. Clearly in many cases it pushes basic rate taxpayers into higher rate.

you only need to know the government doesn't care about people or landlords they care about themselves and foreign policy. All rules are for tenants and not for landlords so what is the point anymore
