When you buy the land after 2017 or before 2017. If before 2017, there is a way of getting approval, However you have to gift 3 to 5 feet of your land for road, depending upon your area risk requirements. And if it is bought after 2017, Then You need 30 feet (still if you have big land, you can gift your land to meet 30 feet requirements but again your area risk factors will be evaluated before gifting of land). But if it is after 2017, It will be really hard to get approval if you don't have 25 feet of road at least.

For your information 12M is 39.37 feet not 30 feet. So minimum is 40 feet for institutional or mixed commercial usage.

All construction companies are selling plots without layout approval from BDA. These are unauthorised plots. As per BDA no approval for building construction will given on such plots. You are uploading videos of unauthorised plots, layout of which are not approved from BDA

6 metres road unless prescribed otherwise, meaning if BDA has prescribed 30 feet road, the instructions of BDA will be applicable. You should have clearly mentioned whether BDA requirement is 30 ft road.

My Plot comes under BDA Extension Zone, it is a subplot where planning approval is done by Sarpanch and JE (Local authority) as of now. and there is 20 feet road in front of my plot. My plot is within 50 feet from the revenue road. Is it all ok? or I need to leave 5 feet of my plot as per Dec 2022 BDA notification? Any helpful comment is appreciated.

Jadi sub road 20 feet achhi then kichhi gift deed re approve hai jiba katha, jadi main road 50 m distance re achhi, Still you need to hire a best architect to get approval otherwise, bahut difficult ei jagare approval heba ta, Still jadi bhala architect hire karibe, Then may be approval hai jai pare still too difficult.

Very underrated channel. Requesting you to answer this.. If my ground floor is complete parking, then will that be calculated in floor-area-ratio ? For example If i have 1200 sqft plot and 20 ft road, then i can total build 1800 sqft of house. So this 1800 sqft is including parking or excluding parking ?

I recently heard from some of my friends that if we divide a particular plot among 2-3 people, then we will have problem in future for building construction. Let say a private plot is of 2400 sqft and 2 people decided to buy 1200 sqft each. Is there any problem in that during registration, during bda approval, during construction etc.?

Sir, If you met the Road requirements, which is currently 30 feet at least. Then you can construct your house but the problem is the FAR (Floor Area Ratio) Let's suppose you have 30 feet of Road so the FAR for a 1200 sqft plot will be 2400 sqft. So practically after leaving 5 feet each side you as per BDA (or Municipalities) requirements, You can construct 2 floor with 1100 sqft each. But if your road width is less than 30 feet, The far will be 2100 sqft, That means you can build 2 storey house with only 950 sqft each if you build legally but if you wish not to leave 5 feet then you can build 1050 sqft only. So this is the only problem you will face, If you share plot.
