Interest-only is higher risk in my opinion. I started out on repayment but was advised to go interest only, We built up to 10 properties but nearly lost everything in 2007, If i could go back i would only buy on repayment and manage the risk. Only my opinion. Everyone is different. Thanks for the videos.

Hi Samuel Looking a bit of advice for next Sunday’s Q&A I’ve recently came into to some money (£100,000) and want to get into buying and letting. How would you go forward from zero? Would you use all the money for a single purchase to let or split the money for 2 or 3 deposit purchases? I’d still be operating on the BRRR strategy but don’t know what scenario would be a better investment for my money? Many Thanks Samuel

Hi Samuel,I'm 21 and I attended your crash course and although I havent yet bought any properties It helped me to grow in so many areas and am now in a stable job with a good cashflow. How would you recommend I increase my knowledge of evaluating a properties worth and finding what us a good deal.

Hi Samuel, I hope this isn’t a stupid question! But when doing BRRR, can you buy the property with a buy to let mortgage, refurb then refinance? Or does it only work with bridging loans?

Hello Samuel, I'm 15 I am trying to convince my perants to invest in property . I would like to ask if it is necessary to have hard cash to start investing or can you start with a low amount of money. Or to simplify how much money do you need to start? PS: how much harder is it to buy in london compared to the rest of England because I live there.

Hi Samuel When doing a BRR should you keep your invoices and receipts and show the valuer how much you spent on the property? Feel this is counterintuitive in case they just see you have spent 10k on the property and so value it around 10k more than you paid. Can you please tell us the advantages of showing receipts etc if this is what you recommenced? Thanks

HELLO FROM CANADA! I have been following your channel religiously and have just started my property journey. Thank you for your encouragement and energy! I have many questions, but I'll start with one :-) I am offering a Lease Option to a motivated vendor. But their mortgage lender said they cannot change it to Interest-Only or even Buy to Let. I foresee this being an issue for future Lease Option offers. Is this something I should be asking at the beginning? Any solution or advice would be greatly appreciated. Hi Samuel should i sell my 1 bed flat in Croydon and use the 50k equity to buy 2 houses or do a brrr up north? Or keep it and refinace in 2 yrs and keep refinancing that same property over the yrs. Thank you

Hi Samuel, I am so happy with all the information you give us all, it’s brilliant. I am buying my first property with cash on a Brrr but may need to bridge for the refurb and the refinance, renting the property out. But at present I don’t have a job is that a problem? Hey Samuel, I really enjoyed the crash course in January it was great meeting you and I learned loads I have a question on deal sourcing so I'm 16 and I want to sell deals but how do i get investors to trust me and respect me as an investor? as I'm concerned that they won't listen to me because they will think I don't really know anything because I'm young. I haven't tried to sell a deal yet so I don't know how much of a problem this will be. what can I do about this?

Hi Conor, Although I am not an expert in property, Don't see your young age as setback - See it as a strength. Go to networking events, Breakfast meetings, Chamber of Commerce, Toastmasters, property events (Samuel Leeds, Simon Zushti, Progressive Property, Paul Smith Touchstone etc). Build relationships, you will find the right JV partner. GET educated, read books complete courses. It will open doors for you

Hi Samuel. First of alI, you are a LEGEND. I don't think a lot of people realise the true value of quality content (both financial and personal advice) you give for free. Second to none. My question is I have spent a lot of time going through tonnes of content, including your crash course which I highly recommend. However, much like Glen Kirkham, I have this fear of property investing going horribly wrong. How can I get over this fear? Glen did get over this fear but your saw the amount of effort it took and that was with you practically holding his hand. I feel like there is a lot of people out there struggling with the same issue. Regards

Everybody has fear and you will probably always have it no matter how big the deal so you kinda just have to suck it up and take the risk. Your first one will be your hardest. But a way of helping yourself have less fear think of the worst thing that could happen and how likely it is and how much of an impact it will have on your life if it goes bad. And if it is a good deal you wont have to worry as much.

Hi samuel came to the crash course. Took your advice borrowed from five different family members and a JV with a work colleague. Bought two house terraced at auction. Lost £20,000 what should I do now? I think I need to up the anti, you need to develop over £500,000 upwards to make it worthwhile. Give me your thoughts. Saving hard for the VIP course.

When you say about pulling all your money out, This just means you owe more money. Balance the risk and do not get too much in debt.

Spending an extra 30-40 a month is worth refinancing to get another mortgage to make more money, if you don't refinance you'll just be relying on you own income and property income to increase your portfolio, which will be a very slow strategy.

@@harryrowbotham2648 I have owned around 30 properties, Including HMO i am speaking from 30 years as a landlord. Pulling money out as it says here means you are getting in more debt and that means more risk.

Hi Sam, I have been following you for a while now, and have been itching to get to the crash course. Problem is I moved to Kalgoorlie (Western Australia) last year in order to save up to get started in property. I can earn 3x the amount out here compared to the UK hence the decision to move to a small mining town the other side of the world. My question is: Should I invest back home in the UK, If so how would I go about doing that from Australia? Or would I invest locally in Australia? I feel there is potential in Perth for investing, but the bust and boom cycle makes the marked volatile and unpredictable. Cheers Sean G.

Jay you should offer no more 10% above what there asking price is cause most likely there in negative equity and there price is already way above market value.

Samuel! My uncle has a property he wants to sell desperately. He lives about an hour from the property and is currently losing money because he is just renting out 1 flat, out of the two. 1sr flat Renting for $900 but bills are $1,200. If he were to rent out the 2nd one he feels he will be too tied to the home so he rather take the loss and sell asap. He wants to list it for $160k but the home is worth $220k ( he’s obviously desperate/motivated) I want to buy the property off of him but I just turned 18 with no income, no credit, and still never had my own property. I have your books and watch all your videos but I want to know what I should do and how to do it coming from you. Hopefully you see this mate! Have a good one!

Yusuf P The property is outside the skirts of Chicago, in Berwyn IL, USA. Whoever were to buy it will automatically have up to 60k equity in it & automatic Cashflow once rented out (minimum $700 rent on 2nd flat.) if somehow I am not able to buy it myself you are the first one I’ll go to Yusuf! You said you wanted to get uncomfortable in 2020 to progress onto better delas. What scares you about the future of propety with your strategies. Or what set of circumstances would cause you concern (rate rise, regulation, changes to airB&B, propery educatioal training regulation or unknown factors). Everyone has concerns no matter if your deals make 1K or 1 million, so what are yours? All the best.

Please please please tread carefully when building a property portfolio using the Brr strategy. What I haven't heard mention once in all these videos is the potential capital gains tax bomb one can be building up by leveraging up the loans on a property. If you ever sale the property you have to pay tax on the increase in value of your property. If youve kept leveraging up your loans , after paying off your mortgage you may not have enough money to pay the tax man. Brr needs carefully planning.

How can you use tax deduction on buying a brand new car like the Range Rover. Is it fully tax deductible?

But interest-only mortgages means that you pay taxes on your 'income' or positive cash flow. If you pay into principal its a write off and when you cash-out refinance you dont pay tax on that money because its 'debt'.

I think you've got to have a proper name before you can do that, giacomo isn't a name. Don't worry you can change it by depol on your British birth certificate.

It is mad how confident I am in property, thanks to you and my love to property investing and managing My question...I talked with and agent which sent me an email with a licensed hmo of 6 bedrooms. I am planning to do it with professional people and they are willing to pay from 400 to 700 and couples are for 1000 (checked them from spareroom) and the rent is 3000 per month I am guessing that i heard that I should offer the agencie to pay their commission as well so I am guessing it will be 3200 per month. How much cashflow per month do you think someone can get for as an hmo ( I don’t how much they get per month from the landlords...) from your #FFC in London I remember you negotiated with the landlord to lower the price for ya and stuff So do I do that with him as well And I don’t have any money right now So I am planning to network and sell deals like this to others so I can invest myself...what do you think I really long comment I know But this will help a lot ! Hi Samuel, I've read your books and booked onto the crash course in March but before deciding I wanted to go into property, I was saving for a house deposit. I currently have just over £8000 in a lifetime ISA (LISA) but if I were to withdraw it without using it on my first home then I would incur a 25% penalty and end up losing over £1000 of my own money on top of the government bonus in the account. I have nearly £4000 outside of this account but can't use it on property as if I do then again I will incur this penalty when I buy my own house on the money in the account because it won't be the first property I own. I was thinking of going for either LOA or R2R when I begin in property but as I'd have legal responsibility or interest in these properties they would still affect this money. Me and my partner were thinking of getting our own house in the next 6 months but I don't really want to wait to start investing. What would your advice be?

Hi Samuel, hope your well! Loving the weekly Q&A content! I am looking to start deal sourcing and I am currently building my investor portfolio. One thing I am struggling with is finding the rental income for single let properties. Are there any websites to get an estimate for single let properties? I am currently using spare room, open rent and Zoopla to get a rough understanding for the rental income of a property. However, I find that these websites work well for HMO's but aren't so good for single let. Another problem I am facing is calculating the ROI for cash buyers, do I include the purchase price to the cash upfront?

Toma yes you can put a lease option agreement in your name at 19 but there is legal fees that will cost you a couple grand.

Mason I don't know what age you are but I'm 16 and I'm trying to get into deal sourcing and rent to rents cause that is all we can really do since we can't get a loan until we are 18. You also can do lease option agreements but you have to put it in somebody else's name that you trust. But I would suggest you learn as much as you can about rent to rents like me and buy all Samuel's books because there super helpful.
