The entire marketing and sales of builders have been outsourced to 'marketing' companies. These marketing companies keep calling you and keep pestering you for site visit. And when you visit...they act in weird way and even suggest you different builders standing in other builders office! Nothing is clear from start.

Just today I went to a sales office, in the application form I didnt fill any income details and in budget I put a figure much below their selling price 😂. With the sales rep I asked why you put a swimming pool, I am not going to swim and the maintenance is now very high😂

21:10 there is a channel called sanat thakur he is a broker and always teaches one thing keep asking question dont give time to customer to think or ask and he also says sapna dikhao kal ki baat karo wagera wagera. this is the basic psychology of brokers and he has put it out on youtube.

i had seen trump tower showflat almost 5years back and let me tell you actual flat is far more smaller than that but what will you do ? or i can say what can you do ? loda is the builder.

A new kind of thing we are seeing around, sample flat is bigger than original. They say that we do not have the original flat, its unavailable. This is sample just half inch 2 inch less will be in delivered flat. Anyone can give comments and experience on this

Krishnarao says dont fill up any form or sign any form. The customer has gone to get details about the project, pricing, project details, payment plans etc. and if he dont give any information of himself like name, email, contact number why wld they entertain him ? If the site is some distance away fron the sales office then they wont take him there if he says he wont divulge any information about himself.He may not give income details or where he is working, address, phone number etc. but basic details he has to give. If the company's representative wont engage him bcz he did not sign and give the basic information form then whats the point in his going there? Sometimes in his zest to prove his point Krishnarao will say certain impractical things too. U as a buyer may decide not to book after u get all the detail or the lack of it but not cooperating from the start wont help u either. Its like u go to see a friend who lives in a tower with proper security. U r asked ur phone number, who u intend to meet, his name flat number etc. but u say u wont give any detail, how will they let u in? 😅😂🤣

I understand your point is valid, as far as possible one should avoid under construction property however post completion of construction choices are restricted (Floor, size, facing etc) so whats your take on this?

My understanding is, avoid taking unnecessary financial risks in life. There are, as it is, the unavoidable/necessary risks, which you simply cannot avoid e.g. job loss, bank closure, business loss, etc.

Mostly बिल्डर लोग फसाते है... पैसे ले ले ते है...बाद में नहीं देते हैं.. बेस्ट ऑप्शन है जैसे को तैसा.. मारो उस्को जो आप को ...फसा रहा है.. पोलिस को कंप्लेंट करो... मीडिया में लीक दालो... लोगो के मेहनत के पैसे खाते है..नीच लोग होते है... बुकिंग मत करो...पैसे मत दो... लिक्कर लो पैसे वापस देगे...

@@coolcab05 It's too risky for developers. Especially project sizes are increasing in metros. Also, it would mean increased cost for the buyers as developers would bake in full interest of 3-4 years and the increased risk in their prices.

@@myselfyuvi Add 4 years of interest expense on builders capital. So now the flat available at 1cr would need to be sold at 1.3cr. Already in many cities flats are getting more expensive than what common people can afford

@@uaeindi that is because greedy builders are already doing the math you just now explained. Their prices at the time of launch are already equivalent to the prices of 4-5 years into future. That is why when you try to re-sale your flat you find yourself stuck with it for 2-3 years more afterwards!
