Very informative. Thank you so much! Did you take any classes on this? The price should go up a bit based on supply and demand even though it's only been less thsn a month. Could you buy this house and make a profit on it. It seems to me that it is too close to the current market price to remodel and make a profit.

Glad you liked it! I didn’t take a class but it took a lot of trial and error and I got better and more confident at it. It’s hard to make a profit with a property on the market because the price would be too high.

In Texas, the sales prices can remain private so you can't check comparable sales on Redfin or Zillow :(

@@TransformRealEstate Texas and few other states have a nondisclosure option. It's private depends on the seller. Most of the time, you get comps price through real estate agents or if you have a RE license.

Happy Easter! Yes, you can use this for 2-4 units as long as you can find comparable multi-family properties. For more units or if you can't find good comparable sales, the value is usually calculated by cap rate

This is quite an interesting question. I guess you would look around and see what is nearby that could increase or decrease the value( or most recent sale amount) of the property: schools, businesses, etc. Here in my town, the houses constantly change owners as it is a retirement area in coastal NC. County offices can give you the sales history. Then, just stick your neck out as a FSBO - the realtors will come in and help you, I imagine, because they will want to list your house.
