I would let God handle it. If you buy the house, they are not going to pay you rent.

My immediate thoughts are buy it from them as a short sale. Get a property manager and rent it back to them. That way at least the property stays in the family and they can stay in as long as they need to until they're ready to buy another property or do what they need to do.... But they must deal directly with the property manager not with me. Maybe they wouldn't know I even bought it if possible.

Pray 🙏🏾 really hard about this one and get to the root cause of why they are not making any money 💵 and see if y'all can come to an agreement and understanding of how you would get your money 💰 back. Always follow the concept of not loaning what you can't afford to give away 🤷🏽♂️hope this helps.

Help them secretly, buy the home back, but do it under a trust that can’t be traced back to you, tell them you know a private investment company that can help them, then you have a contingency in case they foreclose again by having renters lined up.

There’s good and bad investment. This sounds like a very bad investment. Now if your paying it forward a you can afford to give it (lump sum of money) yes!!
