I've used private money many times over the course of my real estate investing. OPM (other people's money) is a great way to extend my buying power to acquire more properties than I can using my own/bank money. The notes are interest only or no payments until a date certain (these are short term notes - 1 year or less) and with a balloon payment at the end. It's a win-win like you said. They get a good rate of return and I get my money back to buy something else. Thanks for the content and I love you too!

David, great great vid! It hits along the line of my question concerning Equity in a business in exchange for someone investing their time, experience, and network to grow my top line. Inviting private investors is a mindset tool I need to sharpen. It has always been my hesitancy to ask for someone's money because I become beholden to the lender. However, your story about Robert Kiyosaki's game makes sense.

Depends on how savvy they are and how much confidence you inspire. Usually, it's more than what people can get in private mortgages because of the small business risk profile. So, start by researching that and then add a few hundred basis points usually.

Hi Maxine. I'm pretty sure I don't have Covid for two reasons: 1. there are only 100 or so cases in the whole province right now and 2. my poor boy Kirk has had a cough and runny nose for about a month and has to keep getting tested in order to stay in school. He's had to go three times so far and always negative.
