Chakan & Talegaon are pretty slow on sales, comparatively. Try going towards PCMC’s Moshi, etc. which is closer to Chakan and you can never go wrong. This is my analysis, you can do a your own research and take a call.

Sir, you missed these locations like kothrud , warje , katraj, ambegaon BK etc.. these are also old and developed locations in West Pune which I think can also be considered for living as well as with decent appreciation considering its proximity to city areas as well as to the mumbai-banglore highway ..

Hi, won’t be able to pin point the s.no. etc. bcoz as I have maintained earlier that there are many factors which have to be considered - such as the project, it’s developer, the price, etc. etc. But the location of Chandni Chowk, Bavdhan is promising for sure.

Hey Subhash, the Keshav Nagar / Mundhwa areas are promising. Development in Keshav Nagar has been happening for about 2 decades but the infrastructure was weak till recently, which now is being made to cater to the needs of residents in that location. With the proposed Kharadi Keshav Nagar River Bridge, this will be a location to look out for. Yes Godrej is doing some good things there and has proved to be a good buy.

Imo , if u have funds ,go for Fergusson road or JM road...the true posh CBD and heart of the city ...u cannot go wrong in this area...no matter how much outskirts expand ,the central business district (CBD) will always be the same ...

What is your medium term (4 to 6 years) view of paud road going towards Mulshi? Lots of premium projects like K-pune bavdhan, Raheja viva, nyati equinox on this road and will it be a good option for investment?

Good and upcoming location, after the ring road you returns will multiply. Since it as an pure investment, I would recommend you to go for piece of plot, will give you good returns.

Vision behind It is mainly investment purpose in semi commercial yet booming area, Short term vision is strictly investment & R1 Centric (Commercial + Residential Ready) investment purpose only at least for first 6 -7 Years until which hospitality partner agreement with assured rental is active... In future if there's no renewal of lease contract with existing hospitality partner ( Considering Locality of the project case of Contract Non-Renewal looks quite difficult as project is strategically placed ) there will be a plan to convert the same place into cozy office spaces for personal use or could plan for rental basis for professional individuals 2/3/4 only ( Considering size of the studio units)

This will be one of new BKC’s of Pune, hence the returns should be good apart from the capital appreciation, though infra needs to match the upcoming supply. Also, entry price is an important factor.

Like I said west is always on the rise…Sus is promising bcoz of IT Industry and spill over from Baner, Balewadi, etc. Go for it, but just make sure the entry price is reasonable enough.

Hello Pankaj ji You can consider any location which has residential societies. The selection also depends on the amounts you want to invest. For lesser amounts you can also consider developing areas like Undri - Pisoli, Phursungi, Ambegaon, Dhairy, Bhugaon, Wagholi, Dighi, Punawale, Ravet, Moshi, etc.

Preleased property is the one which is already leased out to a Tennant and when the new buyer purchases that property the rent agreement is also transferred to the new owner and he starts getting returns from day one of such purchase. I will be putting up a detailed video on this subject soon.

Investments in Punawale are definitely better bcoz of the infra and its proximity to Hinjewadi and Mumbai. But for a little longer horizon Kharadi Manjri is also promising. It all depends on your entry price, project, developer, etc.etc.

Both are promising locations. These have good connectivity. And the infra such as proper Roads, Water, Drainage and other civic amenities will also be completed soon. Just check out the projects, compare them apple to apple and go for it.

Yes for sure. South is by far the best location and appreciates the last. Same in case of South Mumbai n South Delhi. Unfortunately, the infra here is weak which has hampered the development. But now it will pick up much faster n bigger. I started from south and still have one of our offices.

Yes it can be a good investment. But keep in mind various factors such as: 1) Location has to be promising and your land must have decent access road. 2) Complete the paperwork against payment. Use a good lawyer’s services. 3) Take all precautions to secure the property physically by putting up a fencing compound, your name board, and safeguard it till you hold it. There maybe a cost to do that, but it will be worth it. Hope this was useful.

Shirgaon is an upcoming location, it has advantage of proximity to Hinjewadi & Talegaon both. Soon the 120’ DP road will come up from Urse toll naka to Pirangut, besides there is the ring road coming up that side too, these factors will be the game changers.

The benchmark for real estate rental yields is 4% , 12% is a little too over the top. People would stop investing in stock market with those kind of returns in real estate 🤣 only through rental yield

Any one can check record of Shapoorj & Pallonji they are delaying possession and one of project in Pune is SP Residency 3 - RERA project status is lapsed and to your surprise 100% project was sold out in 2020, in last 5 years SP has not been able to build 112 flats, customers have filed RERA complaint and at many places customers have come on street against SP for delayed possession or not fullfilling the promise

@@adange11 not done yet. RERA had given extension until 15 June 2024 this was third extension. Still it's not complete. RERA IS USELESS AND MADE ONLY TO SUPPORT BUILDER LOBBY AND NOT MEANT FOR CUSTOMERS.

Hi Shweta, Manjari is a good developing location and pretty promising. While I won’t be able to pin-point the project but Godrej is fairly okay to trust, though their performance at Undri has been a bit below expectations, barring this they have been good in all other locations. West Pune starting from Bavdhan is the best as it is directly connected with Pune Bangalore Highway and very closely with Pune Mumbai Expressway so the traffic is free moving unlike East Pune where there’s no such thing as a highway, it is all city street with people jam packed into roads with vehicles or all genre giving you the pleasure of remaining stuck in 1st gear. Ring road will also benefit Pune West a lot as it starts from Urse Toll Naka which is also on the west side.

Undri looks promising on plot investment, since it is a developing area and good infra is being planned around it. But make sure your buying price is not above market and the location of the plot is reasonably okay.
