A good rule of thumb is the farther from Hwy 99 you are and the closer you are to the Sound, the better the neighborhoods. This isn't always the case, but the exceptions are few.

West Seattle is the brilliant red-haired step child of Seattle - it comes along with a heavy dose of traffic, congestions, closures and detours. The current West Seattle bridge born in the mid-1980s has been closed since March of 2020. The lower West Seattle bridge is also closed from 5AM to 9PM to non-commercial traffic. So it's West Marginal Way for YOU the average joe if you live in the redhead part of the city. West Seattle highlights include the Admiral Metropolitan Market and of course that iconic western sunset through Douglas firs viewpoint.

Kenmore is mad underrated and changing fast. I moved there about four years ago and it had a hella nice like small town feel, it’s “downtown” is definitely growing tho there’s mad apartments and townhouses popping up over there. Only about 25 minutes from the city with mad parks and right on the lake you cannot go wrong w dat shit it’s super peaceful 2

I’ll break it down in a simple way for anyone that watches this later and some things this video missed. Think of this as an update for 2022. I lived here for 29 years. Bothell = New rich money Mill Creek = Old money Lake Stevens = Starting to get wealthy Woodinville = Old money Redmond = Old money Kirkland = Super rich Bellevue = Always been rich Issaquah = Rich Sammamish = Super rich Mercer Island = Richest of them all Seattle = Runaway Everett = Stay away Marysville = Hide your belongings (unless you live in East Sunnyside) And anywhere near or south of Seattle like Auburn, Felony Way, Tacompton, Des Moines, Kent, Tukwila, Burien, Puyallup, Lakewood, Renton (some parts of it) and West Seattle just stay away from. I’m sure I’m missing a few more cities but you get the idea. The ONLY city in the south that I would live in is Bonney Lake. Especially if you live in Tehaleh community. Not many people know about this hidden gem but it’s starting to get expensive there. Do your research and you’ll find out.

As a person who lived and worked downtown Seattle until 2019, I can tell you the best place to live is not anywhere around Seattle.... I'm not kidding, it's not a joke, I'm dead serious.. if you want to see thousands of homeless people, trash, feces, people shooting heroin and smoking meth all over the city now, then be my guest.. they will clean up an area for a short time, then it just happens all over again. They do nothing to actually solve the problems.. violent crime has skyrocketed beyond belief, the number 1 city in property crime, the number 3 city in auto theft. Gang activity, vandalism and looting are simply out of control.. the area is extremely overpriced, overvalued and way overrated!!

I just think of friends who aren't from the area and wouldn't get that it's a completely different city. 206 vs 425...a complete lake apart. In fact, they dont even touch. Regardless, I appreciate this informative video as someone who grew up in Seattle (Mainly Madrona) and has lived on the East Coast and Europe for the past 15 years+, but looking to move back and realize the neighborhood/housing market has changed Drastically! 🙂 Thank you for all the information!!
