I lived in the Cherry Creek area for about 10 years. I loved it there. Good proximity to downtown and S Lamar area. But, my favorite neighborhood in this video was Western Oaks, beautiful older homes there. I used to love driving through that neighborhood.

Full of good information about these neighborhoods, but now, 1 year 7 months later, you can possibly double the price given here, or at least increase them by 60% to 75%. This seems insane, but that is the nature of the current market post-pandemic, with houses being auctioned off with many bidders, usually getting at least $100,000 over asking prices, which have themselves gone up greatly. It is really a depressing situation for home buyers.

Hi Nellie, thanks for the question and comments. Between working with clients, a new born baby and a few other things, I had to pull pack on something to free up more tine. So I stepped away from vids for a while to catch up. I’m actually just getting ready to start making vids again, so I was delighted to see this comment. I'm happy to hear that the lack of posts was due mostly to positive events. This last year has been full of unexpected events for most of us both positive and negative. I'm so hoping for some normalcy really soon. Maybe my dream of relocating near my loved ones in Great Hills can become a reality next year. My budget will not allow a new build (my dream) near that neighborhood and going out of Travis county the taxes make it unaffordable. Maybe that's an idea for a video... where if any area can someone explore for a new build with a budget of about $550k with taxes below 2.2% in northwest Austin? It's does not look too promising on a retirement income. Just venting but I am happy to have heard from you. Your channel was the first to educate me on the different areas of Austin when my daughter relocated to Great Hills in December of 2020. Thank YOU

tesla is out near del valle. its near the (displaced) airport. you might want to consider bastrop or garfield. either way, bring your sunscreen and prepare for traffic.

ok.....i have lived in south austin my whole life (cherry creek IV.....there are different phases) this guy is spot on. if you are from out of town with lots of money....by all means, circle C or travis country is your best bet. if you want to LIVE south austin....seek out battle bend, or anything off manchaca, possibly dove springs if you dont have the money. the dirty south is being gentrified. listen to me when i say this......there is NO other part of Austin, Texas that has more heritage....more pride....more diversity...more COOLNESS than 78704 or 78745. and just a word of advice to make you fit in...its pronounced man-CHECK.
